While our farm animals are happy to welcome you, they are living creatures with their own routines. Interaction availability may vary, but if they’re feeling social, you’re welcome to give them a friendly pet under our farm hand`s supervision.

★ The Houseboat is not included in the stay and no entry is available.

★No entry to the barn as well.

★The perfect location!
- The home is located on the desirable south end of Lake Lanier, nestled in the foothills of the North Georgia mountains. It is on a farm with a lake view and has an easy walk to the dock and water.
- About an hour from the Atlanta airport.
- Close to restaurants, grocery stores, and surrounding downtowns. The Mall of Georgia, mountains for hiking, rafting, shopping, and wineries are all within 15 miles of the home.
- Close to the Lake Lanier Islands waterpark, golf course, and Jimmy Buffett’s Margaritaville.

★ The home is also close to many marinas, including Holiday, Aqualand, and Hideaway Bay Marinas. Boat and jet ski rentals, live music, and restaurants are a short car or boat ride away.

★You will never run out of things to do!
- We have kayaks, paddle boards, canoes, a boat dock with 2 slips, a ping pong table, a gym, basketball, corn-hole, kam-jam, hammocks, a gas grill, a private hot tub, a sauna, two inside gas fireplaces, an outside wood-burning fire pit, a gas-burning fire table, and a propane fireplace on the dock.
- We have two horses to greet you, goats to admire, and several chickens that provide fresh eggs for your stay.
- Right down the street is a park with several pickle-ball courts.

Other Notes:
★Dogs stay fee will be charged at check-in. $250 pet fee for up to 3 pets. Please let us how many dogs you will be bringing. The fee is for the stay and cleaning, not for damages that may occur. So please crate your dog when you leave.

★Please keep an eye on children by the water. Swim at your own risk. No entry is allowed on the Houseboat.

★Eggs are free to take while you stay; use them for eating, not for throwing. Please note that there are times when the chickens will go on strike and will not lay any or as many each day.

★We have a no-wake zone near all neighboring docks, so if you bring/rent your, please be mindful of this.

★The animals are under 24-hour surveillance. No going past the fence. You can greet and feed apples and carrots to horses from the fence. Inside feeding or riding the horses/animals is a separate charge, and you can book a time in advance or during your stay based on the farm hand`s availability.

★ The fireplace in the home is open for the cooler seasons October-March.

★Shoes are encouraged to be off inside the home to not track in mud on the rugs and floors from the farm.

★Weight limit is on swings, hammocks, and horses.

★The grill and fire tables are based on gas; you are welcome to use them but must turn the gas off after use and refill the propane on the upper boat dock if you run out after use on your stay.

★Gym and hot tub have rules you must abide by as well. Specifically for the hot tub:
* Guests are asked to shower before entering the hot tub.
* No glass, pets, or smoking in or near the hot tub.
* Children must be supervised AT ALL TIMES near the hot tub, fire pit, and lake dock.
* The hot tub must be covered when not in use.

★We have provided enough paper products to get you started during your stay. If a stay is longer than 4 days, the guest will be responsible for replenishing their own additional supplies.

★ Please note: There are outdoor security cameras on the property for insurance and safety purposes. These are owner-operated and located only on the exterior.

Pets
* Crating Requirement: All dogs must be crated when left alone in the home. Two crates are provided for your convenience.
* Fees:
* Up to 3 pets are included in your booking.
* Approval is required for more than 3 pets.
* An additional fee may apply for pet-related damage.

Service Animals:
* No charge for service animals.
* A small additional cleaning fee is required to cover cleaner expenses after any animal stays.

Boating and Paddling Equipment:
* Equipment must be returned to its designated place.
* Fees for not returning:
• $500 fee for a lost boat.
• $100 fee for each lost paddle.

Hot Tub and Safety Regulations:
* Guests are asked to shower before entering the hot tub.
* No glass, pets, or smoking in or near the hot tub.
* Children must be supervised at all times near the hot tub, fire pit, and lake dock.
* The hot tub must be covered when not in use.

Additional Rules:
* Please avoid leaving items on the grass for extended periods to prevent it from dying.
