This 450 sq. ft. studio unit is located in the back of the main house, yet it has its own private entrance, laundry room and parking space.
SLEEPING AREA/LIVING ROOM:
While the queen-sized bed is topped with thick mattress, hypoallergenic sheets, and plush pillows, it sits right next to a comfy sofa and in front of a wall-mounted widescreen tv, which has access to online streaming platforms like Netflix and Amazon Prime Video.
BATHROOM: Bathroom has a bath tub, hot water and fully stocked with essential toiletries such as soap, shampoo, toilet paper and hair dryer.
KITCHEN AND DINING AREA:
Our kitchen features an over-the-range microwave oven, electric stove, mini-refrigerator, dishwasher, water heater, toaster, pots, pans, basic wooden cooking utensils and dining essentials. Coffee, creamer, sugar, oil, salt and pepper are also provided in the kitchen. Meanwhile, the dining table can cater up to 2 people.
OUTDOOR/ PARKING AREA: This property offers parking for one vehicle and has a patio set under a huge lemon tree.
AC/HEAT: The property is cooled by a split air conditioning unit.
WASHER/DRYER: For your laundry needs, a washer and a dryer are provided with detergent and bleach for your private use anytime during your stay.

SMOKING: Smoking is not allowed inside the house or within 15 feet of any exterior door. Violators caught will be fined as much as $500.
CHECK-IN TIME: 4:00 PM (Pacific Standard Time) up until 12:00 midnight via smartlock for self-check in (door code will be sent 1 day prior to your arrival)
CHECK-OUT TIME: 10:00 AM (Due to the time needed to carry out our extensive cleaning protocols, we cannot cater a late check-out request)
SECURITY: For safety measures, security camera is installed in the exterior of the property.
LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.
NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.
NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.
NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:
-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.
RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Causes for withholding deposit funds include, but are not limited to:
-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.
