Showerheads are limited to 1.8 GPM, faucets to 1.2 GPM, and toilets to 1.28 GPF. These regulations help conserve water, especially during droughts. We appreciate your understanding and cooperation. 𝗣𝗔𝗥𝗧𝗜𝗘𝗦/𝗦𝗢𝗖𝗜𝗔𝗟 𝗘𝗩𝗘𝗡𝗧𝗦: We adhere to Airbnb's policy and maintain a strict no-party rule to preserve the peaceful neighborhood.
𝗦𝗠𝗢𝗞𝗜𝗡𝗚: Smoking is prohibited inside and within 15 feet of any exterior door. Non-compliance incurs a fine.
𝗖𝗛𝗘𝗖𝗞-𝗜𝗡: 4:00 PM (PST) to midnight via smart lock (code provided a day before arrival).
𝗖𝗛𝗘𝗖𝗞-𝗢𝗨𝗧: 10:00 AM. (For late check-out requests, please contact us a day before your departure).
𝗦𝗘𝗖𝗨𝗥𝗜𝗧𝗬: For your safety, exterior security cameras monitor the driveway and front door areas.
LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.

NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.

NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

Great Residence in Asuza

Stayed in very clean and safe home. Parking was in a gated driveway and property was very pristine. Had everything you would need for a comfortable stay. Neighborhood was very quiet and I would recommend this property.

Great place

We stayed here for about 6 days and we loved it!! It was so easy to check in and out. house was beautiful and clean! Parking is gated which is great you feel secure. Although there are other units behind it you have all the privacy you need! Once im back in California I will definitely be booking here!

Nice little house

My husband and I stayed here for a long weekend and were very comfortable. This is a small home in a gated compound of 5 units. The gate was a nice touch for added security. The neighborhood was quiet. The house was very minimalist which is all we really needed. The A/C worked really well as we were there during a heat wave, the bed was comfortable and the WiFi was fast. The only downside was that the water took a few minutes to get hot. Overall, a nice stay.

Great property, quiet neighborhood

We were pleasantly surprised at the neighborhood being quiet although there are a lot of cars parked on both sides of the street. Great to have a driveway gate and off street parking. The house was clean and well laid out. Couldn't really tell in the listing pictures, but there is one bathroom in one of the bedrooms plus another full bathroom in the hall.

This VRBO was a cute little house with a good location. It however is not managed well. We stayed 5 nights and the first night was a nightmare because the attached unit had an all night party preventing me from getting any sleep. I sent an email first thing in the morning and called the management. They never would respond to our complaint (I felt one night compensation should have happened). The second night WiFi was out in our unit and we had no television. After a long day, we just wanted to relax and watch a show (the attached unit had WiFi ). The management company came out the next day to fix it. Kitchen supplies are minimal. 2forks, 2 spoons, 2 knife’s, 2dinner plates. Very little cooking utensils and we had to buy a can opener. What does a larger group do staying there? This could be a very nice place with a little updating.The location was good for getting to and from Los Angeles. The heating system worked well. The neighborhood was quiet. Access to the driveway and house was easy. The bathroom were clean and the shower was good. The beds were comfortable. But, we both feel that management should reimburse us for one night because of the inconveniences experienced. That being said, we are considering reserving this place again.
