Three days before your arrival we will send you the access code for the property, Wi-Fi, and the house address via private message (inbox). For your convenience, we provide a 24-hour emergency phone line to ensure you have all the support you need throughout your stay.
Windsor Island Resort is the 4th in the "Windsor" vacation resort series and boasts bigger and better amenities than ever before! An extravagant modern clubhouse incorporating large resort style swimming pool with lazy river, slides and children's water park/splash pad to amuse the young at heart. There is a variety of sports amenities including basketball and sand volleyball courts and putt-putt golf.
This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:
• Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.
• Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.
• Laundry: One laundry detergent.
• Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).
PLEASE NOTE:
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:
• Pool heating: $33 per day with a minimum charge of $165, subject to availability.
• Early check-in (from 12 pm): $127, subject to availability.
• Late check-out (until 3 pm): $127, to be requested no later than check-in time and subject to availability.
Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.
COMMUNITY STAY POLICY
Windsor Island Resort enforces a maximum stay of 120 days per guest within a calendar year. Even if a guest has multiple reservations in the community, the total combined stay may not exceed this limit.
GATE REQUIREMENTS
1. To enter the community, all guests, visitors, and drivers must be registered in advance with correct first and last names and accurate check-in and check-out dates. This requirement applies to everyone without exception, including anyone arriving by Uber or Lyft. Anyone not properly registered will be denied access at the gate, even if not operating a vehicle. The gatehouse may request a valid photo ID from anyone aged 18 and over, or a driver’s license from anyone driving within the community. All visitors must be registered in advance, even if they will not stay overnight or remain at the property for a short period. Because events and parties are strictly prohibited, unregistered visitors are not allowed under any circumstances.
2. All guests must first check in at the main gate on Sand Mine Road, where access information will be verified and a parking pass will be issued. Once received, guests may use the back gate on Highway 27 for entry and exit. Guests arriving without a parking pass will be redirected to the main gate.
3. If arriving by rideshare (Uber/Lyft), all adults in the vehicle must be listed in the reservation. Rideshare drivers do not have access unless the registered guests are properly listed. Rideshare vehicles count toward the home’s maximum vehicle limit, which includes personal cars, visitors, rideshare vehicles, and golf carts. Once the limit is reached, Uber/Lyft access will be denied.
PARKING
Vehicle Limits – Strictly Enforced: Each home at Windsor Island Resort has a maximum number of vehicles allowed:
● Townhomes: A maximum of 3 vehicles per home are allowed to enter and park in the designated townhome parking areas.
● Single-Family Homes (5–7 bedrooms): A maximum of 4 vehicles per home are allowed to enter the community.
● Single-Family Homes (8–10 bedrooms): A maximum of 5 vehicles per home are allowed to enter the community.
4. Additional Vehicles: Once the vehicle limit for the property has been reached, any additional vehicle must be requested at least 15 days before arrival. Additional vehicles are subject to Resort Association approval and may incur fees of up to $35 per day, per vehicle. Resort policies and fees may change without prior notice. Vehicles not approved in advance may be denied entry to the community.
5. Visitors: Visitors are welcome provided that the property's maximum vehicle allowance has not been exceeded. Any visitor vehicle that causes the property to exceed its permitted vehicle limit must be approved 15 days in advance as an additional vehicle in accordance with the policy above. Vehicles that exceed the approved limit or have not received prior authorization may be denied entry by the resort.
6. Garage and Driveway: Parking is allowed in the garage and driveway only. All vehicles must fit completely within the driveway. If any part of the vehicle extends onto the street, sidewalk, or painted blue curb area (“Blue Curbs”), the vehicle may be towed. Please note that some garages may have been converted into game rooms and may not be available for parking.
7. Unauthorized Parking:
a. No parking on grass, irrigation areas, sidewalks, or painted blue curb areas (“Blue Curbs”).
b. No street parking on Kaipo Rd, or on designated areas of Summer Dr, Aloha Blvd, and Mahalo Dr (check posted signs).
c. Street parking is only allowed on designated sides of the street, as indicated by signs.
8. Basketball Court/Clubhouse: Parking is allowed in front of the basketball court, but never inside the clubhouse area.
9. Towing: Vehicles in violation are subject to towing without warning, especially between 8PM and 7AM. All towing costs are the sole responsibility of the vehicle owner.
10. Parking Passes: All passes must be clearly visible on the vehicle’s dashboard. Security will provide a parking pass.

TRASH
13. Valet trash pickup is provided daily. Please place trash in the designated container by the home no later than 9:00 AM.
14. All trash must be properly bagged and tied in 14-gallon kitchen bags, not exceeding 30 lbs. Grocery bags are not permitted. Loose trash or liquids will not be collected.
15. Trash bins must remain at the home and may not be moved to the curb. Dumpsters and compactors located within the community are reserved for authorized vendors and HOA staff only.
16. Cardboard boxes must be folded flat. For bulk item pick-up assistance, please contact the Front Desk at 863-438-5950.
DELIVERY
17. All items must be delivered to the house, the clubhouse is not responsible for any deliveries.
18. Amazon, UPS, and FedEx have access to make deliveries.
19. The Post Office/Regular Mail is not permitted to make deliveries within the community.
20. Please ensure that deliveries are scheduled to arrive during your stay. We cannot be held responsible for any items that go missing after delivery.
POOL CLEANING
21. Pool cleaning at Windsor Island Resort houses is typically conducted weekly on Saturdays, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the
pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.
