Guest Access:
There will be a mandatory Jacuzzi waiver that needs to be signed prior to receiving any access codes. If you do not agree to sign the waiver, the reservation will need to be canceled with our cancellation policy enforced. NO EXCEPTIONS

Jacuzzi is cleaned weekly
Grass is cut weekly - yard guy will access the backyard of home in the mornings.

There are two security cameras. One at the front door (facing outside only)
These cameras should never be touched, or there will be a $200 fee applied for repositioning and re-installing.

Our listing states that we check Government Identification for all Guests to make sure everyone except for children are over the age of 21. Unlike hotels, they're able to verify IDs during the time of check-in physically because they have a front desk/reception. With 50+ listings it's impossible for us to be present at the time of check-in. Although we are available if there is any emergency or day-to-day enquiries. Therefore, we need to verify IDs ourselves.

Refundable Security Deposit: A $350 refundable security deposit is required after booking. This incidental charge covers any potential issues with items being misplaced or damaged during your stay. The deposit will be fully refunded within 7 days of checkout once the property is confirmed to be in good condition.

Worst experience ever

Upon arrival, doors to the house were all wide open. Doors are broken, had to keep closed with a chair. Beds looked like somebody give a haircut on it. The shower and sinks had soap scum built up everywhere. Very unsafe area, security gates never closed, so it was overflow parking and Uber pickup for strip club next door, which operates 2am-6am, 7 days a week. Music was so loud, the house shook constantly. People were constantly outside our windows yelling, fussing and fighting. The gates do not close and lock, they are propped open with bricks. When I addressed the Host about safety, it was blown off. Apparently they have no idea of what they own and where it’s located. It’s NOT Galleria area as advertised. The house was dirty, garbage disposal didn’t work and was backed up in the sink. The host team didn’t work with us to move or refund to move somewhere else. I was told no refunds due to their cancellation policy. Not very professional, using VRBO.

No sleep

An after hours strip club is next door. If you want sleep between 2am-6am, do not stay here. Neighborhood is very sketchy with homeless people on the streets. Unit is dated but decently clean (found nail clippings on the floor). Property management refused to reimburse cost and we were forced to get a hotel in order to sleep.
