Villa Grace is the ideal location to enjoy the beach. Just a quick walk to the white, sandy beach and the spaciousness of the house makes the stay even more enjoyable. The location is close to great dining and shopping to round out a perfect vacation stay on the Gulf.

Wonderful 30A vacation

We really enjoyed our 7 day stay at this 30A vacation home. We had plenty of room and it was a very short walk to the beach without having to walk across 30A. I loved the neighborhood and the beach access.

This was our third year coming to this property so obviously we love it. The property is clean and right next to beach access. We can’t wait to come back again next year.

Beach time

We loved staying at this house. The location to the beach was awesome. We had 3 families in the house and it was comfortable and perfect with the multiple bathrooms. We all want to come back again.

Entire family beach vacation

8 adults and 4 small children were able to enjoy each family having their own room and bathroom! Plenty of space to cook meals with everything needed. Location to the beach was an easy walk. All had a great time and look forward to returning soon!

Wonderful Stay!

Second time renting here. Had a group of six stay here for an extended weekend getaway. Home is directly located next to beach walkway access which made getting to and from the beach a breeze. Home is comfortable and clean. Will be returning!

Great for extended family vacations!

Our extended family recently gathered at Grace Villa to celebrate my parents' 50th Wedding Anniversary. The home was lovely, offered ample space and privacy for our large group, and was convenient to both the pool and beach for several active grandchildren! We'll always have wonderful memories of our time in this beautiful property.

Nice location

Loved the gated pool and quick access to the beach. House needs some work, things we’re starting to fall apart. Hopefully those things we reported will be replaced soon

Great experience

ITRIP did a fantastic job checking in on us and making sure we were happy throughout. The house was big with plenty of rooms for everyone. The pool is right in front of the house and the beach access is next to the house. Quickest walk to the beach for not being beach front.. about 3 mins! The beach was private and didn’t seem overcrowded beautiful clear water and sand! The couch and beds were comfortable. Everything was clean and worked fine. Overall we had a great time and experience staying here and would definitely stay again. The location alone is well worth it!

Great Family Vacation

Eleven of us spent a great week at Grace Villa. This cottage is right across the street from one of the neighborhood pools. It is quite close to the beach access. Parking in the front of the house made it quite easy for all family members to come & go with ease. The living areas on each floor were spacious. The first floor accommodated all of us with ease. It was especially nice to have 4 and 1/2 baths. The house was clean & neat upon our arrival. We did have a little TV issue at first; however, the ITrip representatives had this cleared up immediately, in time for our football game. The associates at ITrip could not have been more helpful or quick to solve any questions/concerns that we may have had. We are more than happy with the service we received from the ITrip Vacations Company. We plan to book return visits with this group again. We would gladly recommend this organization to others.

Nice home. Well stocked kitchen. Beds were comfortable. Convenient to beach and pool but I believe the beach access was a bit oversold. A little further than I expected. By the description I would have guessed we were beachfront (Home described it as "50 yards to beach access"). This home is not beach front. the are 2 homes between this unit and the beach. The pool was really hot! Felt like bath water but it was clean and very convenient. My grands loved it! Just too hot for me. I like a cool and crisp pool. Outdoor shower did not work but someone came by 2 days into our week and fixed it. There were only 2 beach fobs in our package which we reported immediately upon discovery. We requested another fob as we had 13 people in the home. We never received another fob. Luckily, we found a third fob on the boardwalk on day 4 of our trip. We left it with our other 2 fobs when we checked out. The beach was VERY crowded. My wife and I rented 2 chairs and an umbrella which literally saved us a good place. We were right by the water with a great view of all our grands. I HIGHLY suggest either renting chairs or staking out your territory EARLY! Overall it was a great trip. Minor problems but we all had a good time.

Desparately needs maintenance!!!

Property is rundown. Dishwasher takes 3 hours to wash, and the dishes come out dirty. The furniture in the downstairs bedroom is falling apart. Three out of four exterior lights are burned out. Shrubbery hasn't been trimmed in at least six months. Wear is showing almost everywhere. Overall, the house layout worked well for my family, BUT only three parking spots is a fatal flaw for a six bedroom house.

Grace Villa

Love the location to the beach but parking is very tight. We had several issues during our stay but the maintenance teem was very responsive. There are loose and broken tiles that could be a hazard. The floor was filthy, when I called maintenance, they sent a cleaning team over, it was better but still not great. Downstairs bathroom the toilet wouldn’t flush, we were told that they had to order a part but no one ever returned to fix it. The ceiling fan didn’t work in the downstairs main area. On a good note the layout of the house was great for our needs. The owners had a new table delivered while we were there I personally don’t think this new table is suitable for a rental house. The old table was much more sturdy.

Disappointed

We were very disappointed with this home for what we paid it is very disheartening that is was in the shape it was in. The floors were disgusting. I had two little kids with us and we all had to walk around with shoes on the entire time because they were so dirty our feet would get black. The front door would not close correctly my daughter found bugs in the bed and had to wash the sheets from being so gross and it took forever to dry them because the dryer would not dry. The shower door in the master bath did not work. We will definitely not rent again and we will inform other how bad this experience was.

The house was delightful and a very short walk to the beach. Disappointed of beach rules- a must was renting or umbrellas only. We have wind carried canopy’s perfect beach look. Not allowed to use. So we had to walk towing all our beach ware down to another beach. This needs changed. Side note. Nothing to do with the house. Though the house was beautiful, (this house only) water stood everyday in the street and sidewalks. We had to walk through 2-3 inches of water every time we got into our cars. Contacted property manager, they said HOA is responsible. Nothing was done, it’s the pool flushing. Just about when it was drying up it would flood again. It was very frustrating dragging that mud into our cars. Owners need to know. Loved the area and home! Unless standing water issue is fixed, we wouldn’t stay at this house.

This was our 3rd year in a row, so we obviously enjoy Grace Villa a lot. You get what you pay for in this no thrills, modestly decorated gem.The GOOD: To us, its all about the beach and the location to the beach, and Grace is within just a few hundred feet or so. It sleeps a lot, comfortably.The priceEverything is supplied to have a good time!The BAD: Needs a new dryer, as the current one takes way too long. Would be nice if they supplied beach chairs, umbrellas, and/orbikes, but that goes with you get what you pay for comment above. The UGLY: Apparently Mike Huckabee played a part in privatizing a good portion of the beach fronts. So, not only are we no longer allowed to erect a canopy, but if you wanted to, you need to walk down the beach 200 yards or so to the public access area. If you do stay in the allotted area between all the signs you have to get up as early as possible and throw down some beach equipment to reserve the one, I repeat, the ONE front row space that the Chair/umbrella company leaves open. (again, umbrellas only). Otherwise you are 2nd row, looking between the seats of the elite to get a glimpse of the ocean lol. The sting hits you again when looking down the beach at untouchable miles of virgin sand, with private beach signs posted every lot. Thanks governor from Arkansas. It may be a game changer for us next year. Well see, we all have new umbrellas now.

Disappointed

Just stayed here the week of Thanksgiving. The location to the beach and pool are great but that's the only good thing about this place. . The floor was dirty and sandy when we got there. The couch was worn and dirty. Definitely needs replacing. There were several dining chairs that had loose back or were broken. The beds were all very uncomfortable and no one got good sleep. Overall, it just seems like this place isn't well maintained.
