Just a quick note to let you know that lawn care, pool maintenance, and trash valet services may stop by during your stay to help keep the property in great shape. They won’t need access to the inside of the home and will be as quick and unobtrusive as possible. Thanks so much for your understanding!
-Guests usually have trouble with the shower valve as the design is not intuitive. If no hot water is coming, try pointing the valve to the other side.
-In the bedroom with the mini-split AC, the bathroom door could get in the way of the remote control signal to the unit. Make sure the bathroom door is closed for a clear signal.

To comply with local noise ordinances and respect nearby neighbors, quiet hours are strictly enforced. Excessive noise is defined as sound audible from 50 feet away.
Quiet hours:
• Sun–Thu: 8:00 PM – 8:00 AM
• Fri, Sat & nights before holidays: 10:00 PM – 8:00 AM
No music is permitted outdoors at any time. During quiet hours, amplified sound, shouting, or loud conversations are not allowed. Guests may continue enjoying the inside of the home during these hours.

This home is located in a quiet residential neighborhood with sensitive neighbors nearby. Guests are asked to be mindful of sound levels, especially outdoors. Out of respect for the community, we kindly request that noise be kept to a minimum at all times. This ensures that everyone—guests and neighbors alike—can enjoy a peaceful environment.

--Our professional pool maintenance is performed every Wednesdays. If your check-in date falls several days after Wednesday, you may find that the pool is no longer in `just-cleaned` condition due to natural debris or usage. We can schedule additional maintenance with 24 hour notice for $100 per visit.

To comply with local noise ordinances and respect nearby neighbors, quiet hours are strictly enforced. Excessive noise is defined as sound audible from 50 feet away.

To maintain a comfortable environment for all guests and to prevent disturbances in the surrounding neighborhood, our property has adopted a strict no-smoking policy for the entire premises.
Effective immediately:
🚭 Smoking of any kind is not permitted anywhere on the property
This includes:
Inside the home
The backyard and front yard
The pool area
Driveway and side-yard areas
Patios, decks, or any outdoor spaces
This applies to all substances, including cigarettes, cigars, marijuana (medical or non-medical), vaping, e-cigarettes, and similar products.
-Upon availability, early check-ins and late check-outs are charged at $50/hour, with early check-ins no earlier than 12(noon) and late check-outs no later than 12(noon). Unexpected Late Check-Outs are charged at $100/hour.
-Due to the high occupancy rate, we cannot honor early check-in requests made on arrival day.
-Guests are welcome to use the grill, and propane is provided. In order to keep our cleaning costs down, we do ask guests to clean the grill after every use. A $60 extra cleaning fee may apply if the grill is left dirty.
-The Internet must remain connected. We have various monitoring (non-recording) smart home devices (i.e., Smart Door Locks) to facilitate remote services via the internet (i.e., updating your entry code to allow early check-in). Guests are asked not to disconnect any of our smart home devices. There is a $200 Device Reconnection fee for each disconnected device.
-Pets are welcome! We have a one-time $100 pet fee. Pet fee will be charged even if pet(s) are not properly added as guests.
-8 Guests are included in your stay.
Additional Guest(s) - $45 per guest per night.
-No Events, Parties, or Gatherings
We kindly ask that no events, parties, or gatherings take place at our property. Gatherings are defined as any meeting or occasion involving individuals beyond the number of guests listed in your reservation, regardless of the purpose. Thank you for respecting this policy to help maintain a peaceful and enjoyable environment for everyone.
-Reporting an Issue
We encourage guests to report any issues promptly. When a guest encounters an issue, we ask that they:
1. Communicate with our team — we are a dedicated team and will respond quickly to address any issue.
2. Document the issue using the agency message thread, photos, or other verifiable means.
Host Inspection and Confirmation
To ensure accurate resolution, our team must be given the opportunity to inspect, confirm, and address any reported issues. Due to the prevalence of today’s powerful media manipulation tools, all issues must be verified by our team before action is taken. Any unconfirmed issues that are not presented in a manner allowing us to inspect or resolve will be considered invalid.
Important Note: If an inspection determines that the reported issue is non-existent or not valid, guests may be held responsible for the inspection fee.
-Lost & Found
Items will be stored for 30 days at our Lost & Found Location.
Contact your Host to arrange pick up.
Shipping service available at $50 plus shipping cost.
• To minimize odors and the risk of vermin, all trash must be sanitarily stored.
