By booking this property, you understand and accept the rental agreement below. You will be required to e-sign a digital copy of this agreement before your arrival.
1. MANDATORY RULES
⚠ No smoking.
⚠ No events/parties.
⚠ No noise between 10:00PM – 07:00AM (see below)
⚠ Make reasonable efforts to prevent trespassing incidents on the common property
⚠ PARKING: ONLY USE YOUR STALL / ENSURE NO FOLLOWERS
2. NOISE POLICY – MONITOR IN SUITE
This property has a strict noise policy based on the City of Calgary and our building’s by-laws. Noise levels that are too high puts the owner at risk of fines and business license suspension. To ensure compliance, this property is equipped with a NOISE MONITOR. It does not record conversation, only noise.
➢ Noise must be kept BELOW 80 DECIBELS AT ALL TIME.
➢ Noise must be kept BELOW 50 DECIBELS FROM 10:00PM – 07:00AM.
An automatic SMS warning will be sent to the responsible guest when the property’s noise level is too high. Failure to decrease the noise level will lead to a CHARGE OF 500$ to the responsible guest.
3. PETS POLICY
The responsible guest will be liable for any chargebacks or fine levied by the corporation against the owner if:
➢ Their pet(s) causes damage to the private suite you are staying in;
➢ Their pet(s) causes damage to the common areas on the property;
➢ Their pet(s) causes too much noise resulting in a violation of the NOISE POLICY
➢ They or their guests are not picking up after their pet(s) relieve themselves on the common areas of the property;
In addition, if pet(s) sleep in the beds – an extra cleaning fee of 40$ plus taxes will be charged to the responsible guest.
4. TRESPASSING MITIGATION
The neighborhood in which our building is located has been dealing with homelessness these past few years. Unauthorized individuals have been trespassing and stealing on our property mainly due to the lack of vigilance of some residents. To mitigate this issue:
➢ When entering or leaving the parking garage, stop after crossing the door and wait for it to close. If you notice a potential trespasser, notify your host immediately.
➢ When entering or leaving the building, do not let strangers without fobs follow you in.
5. PARKING
➢ ONLY USE YOUR STALL – A parking map has been left in the apartment.
➢ PARKING LOW CLEARANCE 6.5 FT – The responsible guest must ensure the group’s vehicle will fit.
➢ DO NOT LET STRANGERS FOLLOW YOU – Stop after crossing the door and wait for it to close to mitigate trespassing.
6. CHECK IN/OUT
➢ IN no sooner than 04:00 PM / OUT no later than 11:00 AM (unless otherwise requested).
➢ For every hour passed the agreed departure time, 50$ will be charged due to housekeeping rescheduling.
7. THEFT, DAMAGES & CHARGEBACKS
➢ The property will be inspected by housekeeping after each departure. Staff will take photos of damaged items and ensure nothing is missing. Any missing or damaged items will be charged to the responsible guest.
➢ Any chargebacks or fine levied by the corporation against the owner as a result of guest(s) behavior or failure to comply with this rental agreement will be charged to the responsible guest.
8. NON-RTA TENANCY
By signing this agreement as the responsible guest, you understand that the nature of you stay is not giving you (or any members of your group) any tenant rights under the Residential Tenancies Act of Alberta at this property.
9. PARCELS & OTHER DELIVERIES
Guests cannot give the intercom number to the delivery person to have their parcels/packages left at the door.
➢ Food deliveries – Guests must meet the delivery person in the lobby.
➢ Parcels deliveries from major carriers delivered on your behalf (Amazon, Purolator, Fed-Ex, etc.) will be left in the mailroom area if not otherwise specified to the delivery service (see picture below). A door has now been installed – Access with your fob.
➢ The host is not responsible for parcels and packages being stolen or damaged while the guests are away.
➢ No access to the suite’s mailbox will be granted to guests since it contains my personal mail.
10. GARBAGE/RECYCLING DISPOSAL
➢ Large garbage bags/items go to the main floor (eg. pizza boxes).
➢ Small garbage bags/items go to garbage chute located at the end of the hallway.
➢ Recycling & Compost Organics go to the backyard.
11. BUILDING BY-LAWS
The responsible guest and all other members of the group must comply with the below by-laws during their stay to help maintain the common enjoyment of the building by all.
This building is a privately-owned residential condo building with no specific services or amenities for rental guests, and all residents and guests are required to observe our Bylaws and community standards. All guests will be required to acknowledge in writing that they will comply with applicable residential Bylaws and community standards at all times during their stay.
➢ As per City of Calgary Bylaws, no more than two guests per bedroom are allowed in your rental suite at any time. Inviting additional guests or visitors, or hosting parties or any other social gatherings, is prohibited at all times.
➢ Our building is professionally managed. They will dispatch maintenance staff in the event of any emergency building-related service issues such as flooding, however they will not provide any additional services related to your rental stay or your suite. Please contact your host or agency only for any suite-related issues you may have.
➢ In the event of an emergency (fire, medical, criminal) please contact 911. If there is an alarm condition in the building, please prepare to evacuate and listen to the intercom system for further instructions.
➢ If your suite has any building-related service issues such as lack of hot or cold running water, or lack of heat or air conditioning, these may be reported your host or agency.
➢ You are responsible to help maintain security of our building by safekeeping your keys at all times, and by not letting unknown people or vehicles follow you through doors into the building at any time.
➢ Waste disposal, recycling and compost bins are available behind the elevator lobby. All waste disposals must be in these areas, disposed of in well-tied, leak-proof bags or similar.
➢ No personal belongings or waste can be left in the common hallways outside your suite at any time.
➢ City Bylaws require observation of quiet time from 10:00 pm to 7:00 am, and building Bylaws restrict excessive noise that may disturb other residents at any time of the day.
➢ No signs, banners, laundry or any other objects may be hung or displayed from windows or balconies at any time.
