Enjoy all the luxury amenities of the outdoor space. Backyard includes huge 15' x 30' pool with tanning ledge, large 8 seater Jacuzzi Spa Hottub with LED mood lighting, outdoor hot/cold shower. Relax in the outdoors on the huge deck with multiple seating areas, casual dining areas, and massive Firepit.

The pool has an electronically controlled rolling cover for safety. Please make sure the cover is closed at all times when not in use for guest safety and maintaining the heated pool. The pool will not maintain heat if left open overnight or when not in use.

LIVING-
Living Room boasts high ceilings featuring amazing Red Rock views. Gather on the giant couch near the gas fireplace or enjoy epic views of Sedona from the huge dining table. Walk out the sliders to the deck for more amazing views, lounging and gas BBQ. Between the huge dining table and split kitchen dining table we can seat all 14 in the same space. There is even a cozy living room on the lower level as well for the kids or adults.

Pool table, Foosball, Ping Pong and Basketball. 5 Arcades for multiplayer fun. X-Men, Mortal Kombat, NFL Blitz, Pac-Man multicade, Mars Attacks Pinball. Several machines have even more games to choose from in the menus. 65" Smart TV and seating areas for your enjoyment. This space has heating and cooling as well.

KITCHEN-
Entertaining is made easy in the gourmet eat-in kitchen, perfect for cooking for a crowd and feature granite counters, gas stove and oven. Kitchen table seating for family and friends. Nespresso, Keurig and Ninja drip coffee maker.

INCLUDED WITH YOUR VACATION HOME-
All of our vacation rentals are fully furnished and have a kitchen with appliances including a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans), toaster and blender, Crock Pot.

Kitchen-
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide some basic spices including salt and pepper. No other cooking essentials or supplies are guaranteed to be provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.). No coffee or pods are provided and are not guaranteed.

House Supplies-
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.

Other Items-
Listing does include Washer & Dryer.
The property is equipped with a specific quantity of bath and pool towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.

Exterior Cameras-
We have cameras at the property to monitor our guest and property safety, maintainance people, trash collection, and service providers. This property has an exterior camera facing the front entry bridge. There is a camera viewing the backyard from a wide angle on the rain gutter. There is a camera to monitor pool and pool service providers on exterior of deck. A camera facing the gravel parking area and trash cans area.

Liability Waiver:
You understand that swimming and use of Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. Ensure the pool and tub safety covers are secured and locked when not in use. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and may present to children who are not carefully supervised, as well as the danger to any person swimming and if a person has health risks, or if a person swims, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. All VRBO Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between VRBO Guests and VRBO Host.
