A short drive brings you to the heart of Cincinnati or more local attractions, where you can explore cultural landmarks, dining, and entertainment options.

Garages not included, but FREE SPACIOUS parking on street in front of your apartment! :)

Person booking must be the person staying and accompanying the additional guest (2nd person). No unauthorized guests or pets/animals.
All guests must be registered by sending a copy of valid ID of all adults for liability purposes.
-When booking please state total amount of people staying (eg. 2 adults or 1 adult, 1 child/teen) given the unit is a family friendly/ professional building.
➤A surcharge of $30.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.
Upon approval, guest(s) agree that guests will not gain tenant's rights at anytime during length of stay.
For Long stays-A SECURITY DEPOSIT WILL BE COLLECTED AT THE TIME OF BOOKING similar to collected by us via credit/debit card/ACH. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold.
Short-term stays require Property Damage Protection Option.
Note that $125 is charged for every pet. Discount available for monthly stays.

For security purposes, there are cameras only in the common areas such as the front doors, common hallway, and laundry room to monitor how many people are coming in and out of the property.

There are no guardrails on patio, so children under age are not allowed on patio, especially without adult supervision. (Guest agree not to hold Host liable for any injury.)
The apartment temperature is controlled by the boiler, not the thermostat in your apartment. During the cooler season, if your room is warmer than desired, please try opening the windows before using the AC. Space heater available if needed.
The neighbors across the apartment have a friendly older dog, you may hear her say hi from time to time.

1. NO smoking or flames inside or anywhere on the property. There will be a $500 remediation fee per issue and IMMEDIATE REMOVAL.
2. NO abusive or violent behavior.
3. Requests for early access: an early check-in fee of $30 per hour will be applied to cover the additional expenses associated with accommodating early arrivals.
4. Please send text me "Hello, I'm here or arriving soon" at check-in AND "Leaving" upon check-out.
5. If you wear spray tan, please bring your own linens as any linen stained may incur additional charges. Please use designated makeup towels to remove your makeup.
8. Starter toiletries available.
9. Please do not rearrange the furniture.
10. Please do not walk in the apartment with outside shoes/heels to keep the carpets and hardwood floors in great shape/clean :)
11. PLEASE RINSE ALL YOUR DISHES before putting them in the dishwasher, esp at check-out. Pre-cleaning dirty dishes is not apart of the cleaning fee. If food/ soiled dirty dishes are found in the dishwasher, extra cleaning fees may be applied.
12. Please TURN OFF all lights and unplug small appliances when not in use, especially before you leave the apartment daily and upon check-out.
13. Laundry: please be mindful of usage and limit loads to 2-3 per week to keep rates reasonable for you.

The key to building's main entry door is stored in the lockbox.
Smart lock is on the unit door. I will send you the code to the lock box and smart lock on the day of your check-in AFTER snapshots of Valid IDs (front and back) of all adults have been sent to maintain the safety of all tenants in the community.

Check-out times are firm unless scheduled and confirmed 24 hours in advance and only if it does not interfere with upcoming guest reservations.
*$25.00/hour penalty is applied if guests fail to check out by 12pm as my cleaners are on tight schedules.
ALL GARBAGE: must be thrown in the designated dumpster in the parking lot before final departure.
Please lock all doors and windows before leaving and upon check-out
Please strip the bedding and put all dirty linen in the clothes basket at foot of the bed.
Cleanup of human biomaterial (e.g. vomit, feces)- a min $400 cleaning fee.
Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet's hair.
See note above for dishes and utility usage.

Check-in is via Lock box and Smart lock but back-up keys are available. Each lost key, (including mail keys if applicable) is subject to a replacement fee of $100. Please return key to the lock box at the time of check-out. Keys that are not returned will be deemed lost and may be subject to replacement fees. Please ensure the main entry door, lock box, and apartment door have all been closed securely upon leaving.

Guests looking to extend their stay are welcome to do so, subject to availability.
Tenant screening/Lease signing required if stay equal to or greater than 28 days is desired.
Please note, we require a 48 hour notice MINIMUM prior to check-out time to extend without penalty.
All extension requests between 24-48 hours before check-out time are subject to an additional 50% of the cleaning fee to reschedule cleaners.
Any extension request that is less than 24 hours before check-out time will be subject to an additional cleaning fee.
Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.
We do not allow mail or package delivery to our listing address for short-term stays. We cannot accept responsibility for your package or for any items that may be missing or damaged.
