This luxurious 5-bedroom, 3-bathroom, 2-story retreat is designed to host multiple families in comfort and style, blending classic Florida charm with modern, resort-style amenities.

Just a 3-minute walk down our private, deeded path leads you to the sandy shores of the Gulf. After a day at the beach, return to your private oasis featuring a heated saltwater pool and a bubbling hot tub.

This unique villa functions like two homes in one, offering ultimate flexibility for your group with twin full kitchens, living areas, and laundry rooms. It's a mini-resort designed just for you and your family.

Outdoor Living & Entertainment:
# Private Pool & Hot Tub: Enjoy the saltwater pool, heated from November through March. Unwind in the adjacent hot tub year-round.

# Two Screened Lanais: The upstairs lanai offers a cozy fireplace (being replaced currently) for quiet evenings. The downstairs lanai is an entertainment hub with a cabana, tiki bar, Blackstone BBQ grill, and a second fireplace, all beside the beautifully lit pool.

# Game Room & Yard: Challenge your family to a game of pool, ping-pong, or on the two arcade machines. The backyard features artificial turf perfect for a round of bucket golf or cornhole.

Sleeping Arrangements (Sleeps 14):
# Upstairs (3 Bedrooms / 2 Bathrooms):
1. Master Suite: A comfortable King bed, smart TV, ensuite bathroom with a soaking tub, a private balcony, and your own coffee & wine bar.
2. Two Queen Bedrooms: Each thoughtfully appointed for a restful night's sleep.
3. Living Room: A sofa converts to a Queen bed for additional guests.

# Ground Floor (2 Bedrooms / 1 Bathroom):
1. Two Queen Bedrooms: Spacious and comfortable rooms.
2. Living Room: A sofa that transforms into an additional Queen bed.

Gourmet Kitchens & Dining:
Both Full kitchens (upstairs & downstairs) are fully stocked with high-quality cookware, utensils, spices, and coffee makers.
With ample seating across two dining areas and breakfast bars, preparing and enjoying meals—from a quick snack to a holiday feast—is a breeze.

Guest Access
You will have exclusive access to the entire villa, including the game room, pool, hot tub, and the private deeded path leading directly to Manasota Key Beach. We provide beach chairs, towels, umbrellas, a cooler, and a beach wagon for your convenience.

The Neighborhood
Nestled on Manasota Key, our home offers the perfect taste of "Old Florida" charm. The area is peaceful, safe, and perfect for long walks along the coastline.

You are also just a short drive from the delightful towns of Englewood, Boca Grande, Venice, and the famous Siesta Key, with plenty of local restaurants and shops to explore.

Getting Around
Parking is limited and your cooperation is appreciated to ensure safety and access.
* A maximum of 4 cars are permitted on the property.
* The garages are used as a game room and are not available for parking.
* Please park small cars in front of the garage doors. SUVs and larger vehicles must park tandem on the left side of the house.
* Parking on the street or blocking traffic is strictly prohibited.

House Rules
To ensure a peaceful stay for you and our neighbors in this quiet community, we ask that you respect the following rules:
* Quiet hours are from 10:00 PM to 8:00 AM.
* No smoking, vaping, or pets are allowed on the property.
* No parties or unauthorized events.
* The maximum occupancy is 14 guests (including children). Please notify us in advance if you plan to have any daytime visitors.
* Check-in is at 4:00 PM.
* Check-out is promptly at 10:00 AM. Unauthorized late check-outs will incur a fee.

Important Information
Your safety and enjoyment are our top priorities.
Please review the following details:

# Pool & Hot Tub: The pool is heated seasonally (Nov - Mar). For your safety, please do not dive, supervise children at all times, and rinse off sand before entering the pool or hot tub. Use of these amenities is at your own risk.

# Amenity Use: Please use the gas firepits and BBQ grill with caution and ensure they are turned off after use. Children must be supervised around this equipment.

# Beach Gear: Kindly rinse all sand from beach equipment before returning it to the house.

# Rental Agreement: By booking, you agree to our full rental terms, which include a liability waiver for amenities like the pool and hot tub. You are responsible for your group's safety. A full copy will be provided, and you acknowledge that you are waiving certain legal rights by using these facilities.
