San Juan River Village is a picturesque neighborhood located approximately six miles northeast of Pagosa Springs, Colorado, along U.S. Highway 160. Nestled along the San Juan River, the community offers residents scenic river views and abundant wildlife.
The neighborhood is divided into two main areas:
Unit 1 (Mountain Side): Situated north of Highway 160, this area is characterized by its elevated terrain and proximity to the San Juan National Forest, providing ample opportunities for outdoor activities such as hiking and wildlife observation.
Unit 2 (River Side): Located south of Highway 160, this section lies along the San Juan River, offering residents direct access to the water for fishing, kayaking, and other recreational pursuits.
The community is managed by the San Juan River Village Property Owners' Association, which maintains the area's private central water and sewer systems, as well as the gravel roads. The association's covenants, established in 1978 and revised in subsequent years, aim to foster a pleasant and safe environment for all residents.

"A unique door access code will be sent one day before check-in via our digital guidebook, following acceptance of the house rules. The garage is not available to guests. Additionally, locked closets in the upstairs and master bedrooms are reserved for storing supplies and personal items and are not accessible." Detached garage is off-limits on not accessible.

Also on the main floor is a second bedroom with a king bed and full bathroom. Every bedroom has a smart Roku TV for streaming your favorite shows and movies.
Enjoy the upstairs loft with a couch and mega bean bag—play games or just hang out for movie night. Gather together in our living room to watch one of your favorite movie channels on our flat-screen smart TV with a sound system equipped with Roku while lounging on our leather sofas.
We’re excited to host you! Just a quick heads-up about winter travel in Pagosa Springs. Winter weather can change quickly in the mountains, and roads may be snowy or icy — especially early mornings, evenings, and during storms.
If snow is in the forecast, we strongly recommend AWD/4WD or good winter tires, particularly if you’ll be driving Highway 160 or traveling over Wolf Creek Pass. Please allow extra travel time and check road conditions before you head out.
The town and main highways are typically well maintained, but mountain and neighborhood roads can be slick after snowfall. If you ever have questions or need local guidance before arrival, feel free to reach out.
