Luxury Home with Amazing Views, near San Juan Forest A/C
Perched on top of a hill in a gated community, this 4 bedroom home is sure to please those travelers with a finer taste. Located in the Reserve, this home has wonderful views from the front and rear of the home and has plenty of space outside for the kids to play. The Reserve is located next to San Juan National forest where you can enjoy the Coyote Hill and Turkey Springs trail systems. A new hot tub was added recently with amazing panoramic views!
You enter the home through a dramatic 2 story entry way with stairs that lead up to the main level of the home where everything is located. The Great Room has a living room and dining room each with different views of the majestic San Juan mountains with a two sided wood fireplace between each room. Large flat screen TV's are mounted on each side of the rock fireplace. Both sides of the room has walk out patios to enjoy the views with a cup of coffee or an afternoon drink. The well equipped, large kitchen opens to the dining side of the Great Room. There is also a laundry room and full bathroom off of the living room area.
Off of the Great Room side of the home, you have a beautifully decorated master suite with gas fireplace, large smart TV and an amazing large master bathroom with his and hers sinks and walk in closet. You can walk out to the front deck from the Master where you can enjoy the Peak Views and listen to the water feature during the warmer months. Near the Great Room is another queen bedroom with views out the back side.
If you cross back over the entry area, there is a king bed room and a queen bed room that share a large "jack n jill" bathroom. Near the bedrooms is an open area where the kids can hang out and watch TV, those who need to work can use the small office set up and access the back yard.
All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises.
This home does come with an available 1 car garage and room for another 3 cars in front.
This home is pet friendly. There is a 2 dog maximum
The pet fee is 75.00 per dog, as well as a refundable 100.00 per dog as well.

My family of 6 had a wonderful stay at this house. There was plenty of room inside for all of us, but better yet, there was tons of room outside. We loved sitting on the porch, watching the stars in the hot tub, and roasting s'mores at night. We'd definitley come back here again.

Spring break ski trip
House was great. Loved the wood burning fireplace in the living room/dining area. The hot tub is not seen in the pictures but sits up on a hill outside the house with an awesome view of the valley below. we were able to use the garages which was nice to not have the car not freezing in the morning. overall 5 stars!!!

Stunning Home
Everything about this property is stunning! The interior and exterior with views are amazing! We also enjoyed the new clean hot tub sitting outside as it snowed. The house is very clean, comfortable and cozy. The neighborhood is safe and quiet. We definitely recommend and would stay here again!

Great house and location
This was our first trip to Pagosa Springs and we absolutely loved it. The house is very well appointed and the location is great. While the weather wasn't the best for our visit, the house is very warm and watching movies on the large TV's was a perfect substitute. The kitchen is also well appointed and very easy to cook in. If you're visiting Pagosa Springs, you can't go wrong staying in this beautiful home!

Pagosa heaven!
This home was simply fabulous! Not only was it clean, comfortable and beautiful, it actually felt like our home away from home. The location is perfect so you feel a sense of seclusion while not really being secluded at all. Our hosts provided so many extras that most VRBO hosts don’t. We lacked for nothing. The beds were all very comfortable and cozy and you can’t beat the view from all the rooms ! Overall I give this home a 10/10, we’d stay here again in the future

Wonderful
This property was great! I checked in and got my bags inside and was so happy it was even better than what I expected! The hot tub was amazing because of the view, the bedrooms were very large and comfortable to move around in. The kitchen was well stocked with pots and pans. They also had condiments and spices to use for your cooking. The ovens were top notch and so was the gas cook top. I have nothing bad to say about this experience.

This was our first trip to the Pagosa Springs/Wolf Creek area, and the house could not have been more perfect for our group! We had two families...4 adults and 4 children. The home was absolutely beautiful, and the views were amazing! The kitchen area was more than large enough for our needs, and each evening after skiing...if we weren't in the hot tub, we were all lounging in the living area relaxing. We would definitely stay here again!

My family stayed here the week of Thanksgiving. The kitchen, bedrooms, and bathrooms was so well stocked. The layout was perfect, with all bedrooms, bathroom, kitchen, & laundry on one level. Beautiful sunrises from the front deck and even more spectacular sunsets off the kitchen deck. I recommend the hot tub at sunset, where you can enjoy vistas from every angle. The managing company were quick to respond with any questions.

Beautiful home not so VIP
This is a beautiful home located in quiet neighborhood with an absolutely gorgeous view! The house is great size and floor plan for families. The beds are cozy and the hot tub was very nice after a fun day on the slopes.
Communication with the property manager seemed good. We had some issues and she tried to address them by sending someone out.
My 2 out of 5 star rating comes from the fact that we didn’t have hot showers and the washing machine didn’t work. We also found quite a bit of mice feces in one of the bedroom closets.
The property manager communicated with us on the water heater and washer issue and had someone out the next morning. Unfortunately it was a very temporary fix. We had one person stay at the house that morning and she was the only one that got to take a hot shower. 6 hours after we returned the water was warm for about a minute and that was it. We all took very quick lukewarm to cold showers. I let the property manager know this upon check out but was only replied with a very scripted general statement about leaving a review.
I think if you claim to be a VIP house then you really need to step up your game and make sure everything works properly and is super clean. Once the hot water issue and mice issues is resolved this will be an incredible house to stay at with an actual VIP experience.

Great news! Although we can never predict when a water heater will need replacing, this one has been replaced and is an on demand system. We have had a very intense winter and dealing with mice in Pagosa is a struggle during these times. We have addressed all of those issues and we look forward to you coming back for that VIP experience.

Great Summer getaway
This house is located in a gated community which is only partially completed. That means many lots are not yet developed, but the few houses that were being built never created noticeable construction noise. This is primarily because the lots are an acre+, and houses are far apart.
This house essentially has three sections: one wing with two bedrooms, a jack-and-jill bath, and a sitting area with a desk, sofas, and TV. The second wing has the Master suite with bedroom, bathroom, and office. The office has been converted into a 4th bedroom, which makes it a bit awkward to use the bathroom (have to go through Master). The third area is the kitchen/dining/living area.
There are tons of outdoor spaces: the front porch overlooking the babbling brook water feature, the back deck, the fire pit, etc. It was very easy to access the Coyote Hill Trail from just around down the street.
The house is probably 20 years old, and although the appliances are very worn, everything was in good repair. The AC unit is a little older, and one unit services all three areas of the house. It worked fine.
The only downside is that the Master Bedroom has two windows way up high without blinds. In the summer, this meant that sun enters the room around 6 AM. Just be aware!
I would highly recommend taking advantage of the VIP service for grocery delivery! The entire VIP team was great to work with, and you can book directly through PagosaVacationHomes.com. We booked through VRBO, so not sure that it makes any difference at all.

For future guests, there is a powder room also on the main floor that is used for the 3rd bathroom for those that are staying in the 4th bedroom. I cannot say enough about the surroundings at this house!!! The serene view outside was amazing! It is the perfect place to reset your mind from all the stresses of life! We absolutely loved our stay with you in your beautiful home. The location of your home was perfect for relaxing in the hot tub and watching the wildlife stroll through the yard. We had everything we needed, and shopping wasn't too far away. I wished we could have stayed longer to enjoy more of the relaxing sitting area outside but there was so much to see in the area.
