Welcome to The Vale & Sage, a high end retreat where the Sonoran Desert’s beauty meets refined comfort. Sage accents and warm, natural textures set the tone for a space that feels both elevated and effortless. Tucked away on a private acre in Paradise Valley, this estate offers the best of modern luxury with a backdrop of rugged desert landscapes. Please note: This is not a party or event house. We do not allow bachelor/bachelorette parties, large gatherings, or disruptive groups.

Step through the courtyard entrance into a sunlit retreat. Thoughtful design and open spaces invite relaxation, whether you`re savoring a morning espresso on the patio or unwinding in the pool as the desert sky transforms at dusk.

Designed for seamless indoor-outdoor living, The Vale & Sage features panoramic doors in the front and back, offering an open-air experience that connects you to the beauty of the Sonoran Desert.

Resort-Style Backyard:

The Vale & Sage is designed for both relaxation and entertainment. A 1,000 sq. ft. Celebrity Greens putting green with chipping stations invites you to perfect your short game, while bocce ball and cornhole provide the perfect backdrop for friendly competition. The sparkling pool with deck jets offers a refreshing escape, and as the evening sets in, the built-in BBQ, fireplace, and fire pots create a warm and inviting ambiance. Multiple patios offer ample space to lounge and dine under the open sky, all while enjoying breathtaking mountain views—southward from the front patio and bedrooms, and westward from the backyard.

A Day at The Vale & Sage

Start your morning with coffee on the front patio, overlooking mountain views to the south. Spend the afternoon perfecting your short game on the 1,000 sq. ft. Celebrity Greens putting green with chipping stations, or challenge your group to a game of bocce ball or cornhole. As the sun sets over the backyard’s western mountain views, unwind in the expansive casita, a private retreat within your retreat.

Wake up in a luxury suite as the desert sun bathes the room in golden light, with the scent of fresh coffee filling the air. Spend the afternoon poolside, reclining on resort-style loungers while sipping a cocktail, as the scent of a gourmet meal being prepared on the outdoor grill fills the air. As the sun sets behind Camelback Mountain, sink into plush outdoor seating by the fire, enjoying a private chef-prepared meal or an intimate evening under the desert stars.

Located just minutes from Paradise Valley’s top restaurants, golf courses, hiking trails, and world-renowned spas, The Vale & Sage offers a refined escape designed for those who appreciate quiet luxury.

Guests will have access to the entire home, including the main house, guest house, and outdoor spaces. The garage is not accessible during the stay.

We respect your privacy and provide a self-check-in experience for a seamless arrival. However, we are always available should you need anything—whether it’s local recommendations, assistance with the home, or special requests. Our team is just a message away and happy to enhance your stay.

• Pool Heating - $100 per day *Need 48-hour advanced notice, must be paid prior to arrival.

• Must be 25+ in order to book.

• NO PARTIES - all visitors must be listed on reservation and by name on rental contract. No unregistered guests may be on the premises without prior approval.

• Quiet hours after 9PM are strictly enforced to ensure that neighbors are able to enjoy their homes without disturbance.

• Full acceptance of Property Rental Contract required within three days of booking acceptance.

Occupancy & Use

- Do not exceed the maximum occupancy listed.
- Only registered guests are permitted on the property.
- No parties, events, or gatherings without prior written approval.
- Unauthorized guests may result in immediate termination of the stay without refund, in accordance with platform policies.

Noise & Neighbors

- Quiet hours are **9:00 PM – 8:00 AM**.
- Please be respectful of neighbors at all times.
- If management, security, or authorities are called due to noise, unauthorized guests, or neighbor complaints, enforcement-related trip fees of $250+ may apply.

Parking & Vehicles

- Follow the parking instructions provided for the property.
- Do not exceed the maximum number of allowed vehicles without approval.
- Do not block driveways, sidewalks, fire lanes, or restricted areas.
- Parking-related complaints, citations, tows, or service calls may result in trip fees.

Pool & Spa (If Applicable)

- Do not touch, adjust, or modify pool or spa equipment.
- If a pool vacuum is present, do not remove, unplug, or turn it off.
- Service calls or damage caused by misuse will result in fees.
- No glass in or around pool or spa areas.

Smoking

- No smoking or vaping inside the home.
- If smoking is detected and ozone treatment is required, additional cleaning fees of $500+ may apply.

Maintenance

- Report maintenance issues as soon as possible.
- Service calls caused by guest misuse may result in fees.

Lost & Found

- Lost items are not guaranteed to be recovered.
- Shipping within the U.S. requires a $50 fee, which includes handling and shipping.
- Payment is required prior to shipment.

Trash

- Follow all trash and recycling instructions.
- Excessive trash or improper disposal may result in additional fees.

Safety

- Some properties use exterior security cameras and/or noise monitoring devices for safety and neighborhood compliance.
- Do not tamper with or disable monitoring devices.

Rule Violations

- Failure to follow house rules may result in additional fees or termination of the stay without refund, as permitted by platform policies and local regulations.
