Guest Access:

● Self-check-in with keyless entry - Access code will be sent out once the rental agreement is signed
● Driveway parking for up to 6 vehicles
● Towamensing Trails community access, including amenities and trash center. 8 wristbands provided per group (w/ registration fee)
● Early check-in and late check-out may be accommodated with a fee of $100 each. Please contact us to see if we can accommodate your request. Payment will only be collected once we confirm that your request can be accommodated.
● Late check-out without our approval will be subject to a penalty of up to $500
● You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in!
● Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time (which is at 2:00 PM), unless you’re checking in earlier.
● When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout.

Other Things to Note:
The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.

Pet fee is $150 per dog. Note that booking platforms only charge 1 pet fee. Please let us know how many dogs you will be bringing so we can request the appropriate fees.

Guests are REQUIRED to register online with Towamensing Trails. Additional community fees are as follows:

HOA Registration Fees are for Vehicles:
● $5 per vehicle
● The driveway can accommodate a maximum of 6 cars, as this is the maximum capacity permitted by our township.
● All vehicle information must be provided
● Please message us 5 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.
● Guest will have vehicle access to the community trash collection center

Amenities (wristbands required and provided w/ welcome packet):
● 8 wristbands will be provided per group (no additional wristbands can be purchased)
● Children 5 and under are not required to wear a wristband
● Seasonal access to community amenities
● Wristband cannot be used after 11am on your check out date
● The lake may be closed without prior notice if it fails the periodic water testing/reading

Please note, these are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Towamensing Trails.

Guests are not permitted to have outdoor fires in Towamensing Trails.

For non-Airbnb reservations ONLY, any eligible refunds are subject to a 6% processing fee & adding the damage waiver fee ($50) is mandatory. This fee will be added to the reservation once confirmed.

Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!

NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Square One Markets, Family Dollar and CVS.

We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.

♨️ Hot Tub Notice – Please Read 😊

📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.
