The Space:

Great Room – Smart TV, electric fireplace, and full-wall glass accordion doors opening to a lake-view balcony. Includes a queen sofa bed.



Kitchen & Dining – Fully stocked with modern appliances, a built-in ice maker, and a pantry. The dining table seats 8-10 and flows into the great room.



Main Balcony – Seating for 4, a swinging birdcage chair, gas BBQ, Traeger smoker, fire pit, and spiral stairs to the pool. Built-in sound system.



Bedrooms & Bathrooms:



Primary Suite – King bed, Smart TV, private balcony, walk-in closet, and spa-like bath with a double walk-in shower, dual vanities, makeup counter, and water closet.

Main Floor Office/Bedroom – Queen sofa bed, fold-out twin, desk, walk-in closet, and lake views. Attached full bath with shower.

Secondary Bedroom 1 – Queen bed, Smart TV, chair, and attached bath with tub/shower.

Secondary Bedroom 2 – Queen bed, Smart TV, and bench.

Loft - Two Queen beds and a queen sofa bed.

Second Level Bath – Spacious with double sinks and a tub/shower combo.

Powder Room – Main floor convenience.

Outdoor Oasis – Private pool deck with gas BBQ, mini fridge, Smart TV, sound system, half bath, and second washer/dryer. Lounge seating, life jackets, and a roll-up garage door for added privacy.

Driving & Parking

- The neighborhood around 112 Island Circle Dr is primarily residential, with easy access to FM 1431, the main road connecting Kingsland to nearby towns.

- Most destinations, including grocery stores, restaurants, and parks, are within a 5-15 minute drive.

- Parking is generally easy, with ample space at most businesses and attractions.



Boat Travel

- Since the home is on Lake LBJ, traveling by boat or jet ski is a great option. The lake connects to the Colorado River, providing access to waterfront restaurants and marinas.



Nearby Towns & Airports

The pool can be heated for $50 per day for up to 6 hours per day. Please let the host know the days/times you wish the pool to be warmed up for you!
