Whether you're preparing a casual breakfast or indulging in a chef-curated feast, the open-concept design ensures effortless entertaining. The dining area offers ample space for intimate dinners and lively gatherings, with seating for 8 guests at the main table.

The expansive family room, centered around a gas fireplace and framed by beamed ceilings, exudes comfort and sophistication. A wall of doors leads out to the back deck to comfortable loungers for days spent around the pool, soaking in the sun and the tranquility of Kiawah's natural beauty. Or, spend afternoons in with a cold beverage on the screened porch, with an abundance of furnishings, fireplace and TV, an idyllic setting for morning coffee, sunset cocktails, watching the big game on football Saturdays in the fall.

Accommodating up to 10 guests, this home features a luxurious main floor primary suite designed for ultimate relaxation. Wake up to serene views of the surrounding oak trees from the KING bed. The spa-like ensuite bathroom is a luxurious, private oasis, complete with dual sinks, a stand-alone soaking tub, and walk-in shower. On this level you will find one of The Adelaide House two laundry rooms, and the elevator.

Upstairs you'll find everything a spacious den/media room, with comfortable sectional seating, game table and bar area with sink and beverage center, tailor-made for cozying up for movie night. The Adelaide House was designed with families and extended families to stay together, and the bright "Camp Conley" bunk room proves that a family vacation is just as fun as sleep away camp. Appointed with 2 sets of built-in bunks, FULL beds on the bottom and TWIN beds on the top, and a ensuite bath big enough for everyone to get "one more drink" before bed. On this level you'll find another generously sized guest bedroom with KING bed, thoughtfully designed for comfort and privacy, with an ensuite bathroom, and a second guest suite appointed with KING bed and ensuite bathroom, plus a stack washer/dryer.

Tucked along the marsh side of the Island this home offers easy access to Kiawah's premier attractions. Just an easy bike ride away, Night Heron Park invites you to explore nature trails, kayak through scenic waterways, or enjoy family-friendly activities. Every property in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Kiawah Island. Those that violate the terms of occupancy, host events, and/or parties will result in immediate loss of use. The Adelaide House does not allow pets. No exceptions. The Adelaide House is a NO SMOKING property. No exceptions.

Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. Every vehicle MUST have a gate pass to access Kiawah Island. The Town of Kiawah Island allows each reservation to give up to four (4) gate passes per stay. No exceptions.

Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you will enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker and Keurig, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable, and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.

We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).

At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.

The Town of Kiawah Island has a noise ordinance from 11:00 p.m. to 7:00 a.m. daily. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.
