- One bedroom has a Smart TV

- One full bathroom with a walk-in shower!

- White noise machines provided (one in each bedroom)

- Portable fans provided (one in each bedroom)

- Full kitchen with Classic by Unique brand stove/oven and fridge plus microwave, blender, toaster, kettle and all cookware provided! (no dishwasher)

- Regular coffee maker; coffee, cream and sugar are provided!

- Living room with electric fireplace and a Smart TV + Monopoly for some extra fun



Large & spacious backyard that includes the following:

- Private Hot tub

- Private cowboy pool with a fun elevated deck surrounding it. The Cowboy pool can be heated.

- Fire pit (wood-burning, please BYO firewood)

- BBQ Grill (please BYO charcoal)

- Outdoor dining table and plenty of seating



BURN BAN EFFECTIVE - Gillespie County Burn Ban is ON, effective October 14, 2025 at 5:00 PM.: Attached please find a local DECLARATION OF DISASTER & ORDER RESTRICTING OUTDOOR BURNING related to imminent threat of wildfires. Restrictions: NO open fires/burning and NO smoking.

As a result, outdoor wood-burning fire pits are NOT permitted. This mandate is enforced by the city and county and is beyond our control. You are welcome to use Gas fire pits and BBQ grills, if applicable. For charcoal grills, please leave all hot coals in the grill to cool completely, we will handle proper disposal. Please review the property listing to confirm the type of fire pit and grill available, if applicable. Thank you for your understanding!

You will be fined if this rule is violated or if we observe that the fire pit has been used, as this is strictly enforced by the city.

Guests will have access to the house and backyard area with hot tub, cowboy pool and fire pit. The garage/storage is not available to guests.



The Neighborhood:

Residential and quiet neighborhood. You may hear some road noise during the day.

You are a short 2 min drive or 15 min walk to Main Street and we do offer Luxury Private Transportation Services, please reach out to us directly for details and scheduling!



Other Things to Note:

- This property is suitable for children/infants. Please know, the house is not child-proofed.



- This property is not pet friendly.



- Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments.



- NO smoking allowed



- Security Cameras: there are 4 total. Three of the cameras face the both driveways and the garage/storage area. One in the front; Ring camera faces the front of the home.
