This spacious yet cozy home has everything you need to relax and reconnect, even a small office if you need to do some work while you're away! Enjoy the hot tub or cowboy pool and soak any stress away! If you want to stay in and leave the hectic world behind, you can make a delicious meal in the fully equipped, large kitchen. The Space:

Beautiful modern eclectic one bedroom property with a sofa bed, perfect for a friends getaway to enjoy what Fredericksburg has to offer. *Please note: house is not fully fenced.

- Master bedroom with king bed and living room with queen sleeper sofa

- Full master bathroom with double sinks and walk-in shower (no bathtub) + Half bathroom (Note: The bathtub/shower combo was recently renovated and is now a walk-in shower only—there is no longer a bathtub.)

- Full kitchen with Keurig/Drip combo coffee maker

- Tesla/EV Charger available! (Note: This is a Tesla-brand charger and plugs directly into Tesla vehicles. There is no adapter available on-site for other electric vehicle brands, so if you're driving a non-Tesla vehicle, please be sure to bring your own adapter, as one is not provided.)

- Gas Fire pit and BBQ Grill

- NEWLY added Cowboy Pool! (Note: this is a stock tank cowboy pool. It's not heated, it's like a mini-pool)

- The Cowboy Pool is unavailable from November through the end of February, as it remains winterized during the colder months. This timeline may change depending on cold temperatures in the Hill Country area.

- Private Hot tub!



BURN BAN EFFECTIVE - Gillespie County Burn Ban is ON, effective October 14, 2025 at 5:00 PM.: Attached please find a local DECLARATION OF DISASTER & ORDER RESTRICTING OUTDOOR BURNING related to imminent threat of wildfires. Restrictions: NO open fires/burning and NO smoking.

As a result, outdoor wood-burning fire pits are NOT permitted. This mandate is enforced by the city and county and is beyond our control. You are welcome to use Gas fire pits and BBQ grills, if applicable. For charcoal grills, please leave all hot coals in the grill to cool completely, we will handle proper disposal. Please review the property listing to confirm the type of fire pit and grill available, if applicable. Thank you for your understanding!

We are a short drive to Main Street but we do offer Luxury Private Transportation Services, please reach out to us directly for details and scheduling!



Other Things to Note:

- This property is not pet friendly.



- Children are allowed.



- The Cowboy Pool is unavailable from November through the end of February, as it remains winterized during the colder months. This timeline may change depending on cold temperatures in the Hill Country area.



- Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments.



Security Cameras: One camera that looks at the back house (which cannot be rented) and one camera located on the back house that looks towards the driveway in the back and back property.
