The spa heats complementary to 101° for all stays.

Pool heating is available upon request at least one week prior to arrival.
Payment is required 48 hours before check-in:
• $300 (3 days or fewer)
• $350 (4+ days)

Pool and landscaping service occur Thursdays and Fridays. Pool hours: 8:00 AM – 10:00 PM.

These rules are enforced to protect the home, our neighbors, and your reservation.

• Quiet Hours: 10:00 PM – 8:00 AM (per City of Sedona noise ordinance)
• Early Check-In: Available for a $100 fee, only if feasible.
• Check-Out Time: 10:00 AM sharp. Departures after 10:00 AM will result in a $150 late check-out fee without prior approval.
• Grill Use: Please clean the grill after use. A $50 cleaning fee will apply if left uncleaned.
• Damage Reporting: Please report any damage or issues immediately upon check-in so we can address them promptly.
• Parking Rules:
– No street parking at any time
– Maximum of 5 vehicles on the property
– No RVs, travel trailers, ATVs, buses, camper pop-ups, boats, or side-by-sides (Razors)
• No Parties or Events: This includes in-person or virtual gatherings, weddings, receptions, classes, or events of any kind
• No Personal Mail or Package Deliveries
• No Pets
• No Smoking or Vaping inside the home
• Guest Occupancy:
– Maximum of 8 guests total
– Number of guests must match the approved reservation
– No outside visitors at any time (day or night)
• Security Cameras: Exterior video surveillance is in place for safety and self check-in verification only

-Occupancy Policy – Zero Tolerance-

For safety, insurance, and permit compliance, the maximum occupancy is strictly enforced.

If the number of guests exceeds the approved reservation:
    •    Guests may be asked to leave immediately
    •    The reservation may be cancelled without refund
    •    A charge of $250 per additional, unauthorized guest may apply
