Spacious 3 floor Beach House with 2 bedrooms/loft. 1st floor has pullout king size bed and can act as a 2nd bedroom. 2nd floor has a queen sectional sofa bed, and a Murphy bed, full size, and 3rd floor bedroom/ loft has a Queen bed. 1 bath, full kitchen, washer dryer.Can sleep up to 8 people. Hardwood floors throughout. 46 in. flat screen tv on 2nd floor and 37 in. flat screen tv in loft, both wall mounted. 2nd floor balcony with table and chairs and BBQ. Includes all bed linens, towels, kitchen ware, wireless internet. Great location between the bay and ocean. Steps from the sand. Includes a designated private parking spot. Has an outdoor shower on the side of house. One of the best locations on the Balboa Peninsula. Located directly in the middle of The Newport Pier and The Balboa Pier. Very well maintained and clean.

Beach and baseball trip

Amazing property super close to the beach all great amenities. The host was amazing and very helpful throughout the process and enjoyed our time.

Easy breezy

Family reunion trip with grandma, grandpa, kids and granddaughter. Close to bay beach and ocean beach. Easy walking to donuts and restaurants. Parking right outside the door. It worked great for us. Only downside is 3 levels so stairs might pose a problem for some. Not a problem for us though and gave us some extra privacy.

Loved the location

The property was listed as a 3 bedroom and sleeps 8. We only had 4 staying there. It would have been uncomfortable with more than that as there really aren't any separate bedrooms. The only room with a bed and a door is the entry so not perfect. The other beds are in a loft area and the kitchen living room area so completely open to all. We absolutely loved the location!!! And the property is very cute/nicely designed!

Our family enjoyed our stay. The house is within walking distance to the Fun Zone, shops and restaurants. The host is very responsive and the house is clean and well equipped.

Great family stay in Balboa!

We had a great trip with family to celebrate my parents' birthday. The house was in a great walkable location which was important for us as we wanted to be able to walk to get the ferry to Catalina for a day trip. The house has a great living room (even nicer than the photos!) for a family game night and the kitchen had everything we needed. The two bedrooms had nice separation from the main level of the home. Our only issue was that there was no shower soap or laundry detergent which we somewhat expected from other similar rental homes we have stayed in, but that was a very minor issue.

Not as described.. its a 3 story studio.

This isn't a 3 bedroom home. It is a 3 story studio as no rooms have doors for privacy etc. One "bedroom" you walk right into from front door..first floor. One "bedroom" is the family room..2nd floor. Other "bedroom" is loft on 3rd floor which has no door etc either. So as 3 couples staying together.. this did not work for us. You had to walk past couple sleeping to get to the bathroom or to leave early to walk to coffee etc. We would never rent again for the money.

Clean - Great Location

I would give this property a 5-star rating - except for a few gaps that could be addressed inexpensively. The property is nicer than shown in the pictures. The decorating is well done. Gap #1 is that the mattresses on the bottom level and middle level are not comfortable. If the property manager just bought some mattress pads or topper's this could be remedied for less than $500. Gap #2: The kitchen is very thin on kitchen supplies. For example - there is no toaster. If the property manager would invest $500 in kitchen appliances / supplies, this would be a non-issue. For the money charged, it is an excellent property. Addressing those two issues would make it even better.

We loved this location, close to both beach and bay. Easily walkable to restaurants. Comfortable stay, with separate sleeping areas. Would stay again!

Our Newport Get-a-way!

This home is located in a very nice neighborhood. It is a 3 level home that has alley access only, so there is no street frontage. Parking is located at the door entrance on the bottom level, which was very handy, and there is ample parking on the street for additional cars. You enter through the 1st floor bedroom (pull out king bed), stairs, main floor living area (kitchen area, sectional, tv, dining table, bathroom with lots of hot water, queen murphy bed, laundry room) stairway up to loft with queen bedroom. There is also a balcony on the main floor that faces the alley. There is a little bay area right around the corner that has a beach and a swimming area that is really nice. The actual beach is about a block and a half down the street across a traveled road. We opted to take cars to Newport Beach Pier area with our gear and find parking spaces in the morning to spend the day (Parking is costly and challenging). A few in our group walked back to the rental which was about 11 blocks. Balboa area seems to be a little closer, which we walked to a few times also. The 2 queen beds were comfy, the other 2 not so much. Well stocked linens, dishes, 2 pans. The shower outside is great! There are chairs, and umbrella, toys and beach towels. A/C on main floor, windows on the loft , not much air on the 1st floor. This home worked for our 5 adults, a teen and child, and for the price we were happy with it.

Cute place, great location

Super cute property! Linens were so clean. The spiral staircase to the top room and stairs to middle floor was a bit challenging with luggage. Other than that no complaints at all. Easy check in and check out. Thanks for the cute place to stay!
