The Space:

Step onto the sun‑kissed patio and feel the excitement of Orlando’s theme parks melt away as you sink into a comfortable chair. The gentle hum of the air‑conditioned living room welcomes you after a day of adventure, while the scent of fresh coffee drifts from the kitchen. A splash of water from the seasonal pool beckons on warm afternoons, and the balcony offers a quiet spot to watch the evening sky.



Sleeping Arrangements

This townhouse comfortably sleeps up to eight guests across four bedrooms. The master bedroom features a king bed, the second and fourth bedrooms each have a queen bed, and the third bedroom provides two full beds. Two full‑size bathrooms and a half bath are stocked with shampoo, conditioner, body soap, and shower gel.



Kitchen & Dining

The full kitchen is equipped with stainless‑steel appliances, a stove, oven, coffee maker, toaster, and all the cooking essentials you need for breakfast, lunch, or dinner. A spacious dining table invites family meals inside, while the covered patio extends the dining experience outdoors.



Outdoor Living

A covered patio and a balcony create private outdoor spaces for relaxation. During the warmer months, the seasonal pool offers a refreshing dip and plenty of seating for lounging. Free parking on the premises adds convenience for multiple vehicles.



Comfort & Convenience

Central air and ceiling fans keep the home cool year‑round. A full‑size washer and dryer, free Wi‑Fi throughout, and thoughtful bathroom essentials make daily routines easy. The gated community provides added security and peace of mind.



Location

Situated in Kissimmee, the home is a short drive from Orlando’s top attractions: Magic Kingdom is about eight miles away, SeaWorld roughly fifteen miles, and Universal Studios around twenty miles. Easy access to local dining and entertainment options rounds out the perfect base for a memorable Orlando getaway.



Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Reunion is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the parking lot.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
