Welcome to Turtle Cove! A new 3/2 Designer Home in The Village of Well Point.
Experience all the The Villages has to offer in this newly built (2025) Designer Home in the Village of Well Point. This single-level house is a concrete construction Eagle model (see layout image) with 3 bedrooms & 2 bathrooms in the desirable split configuration for maximum privacy for you and your guests. Each bedroom is equipped with dressers, nightstands, lamps w/USB charging ports, ceiling fan, extra bedding, and flat screen Roku TVs.
House comes completely furnished and is set up to entertain and/or unwind, whatever your pleasure. Notable amenities throughout include:
o INDOOR LIVING - High speed Wi-Fi, 65" Flat Screen Roku TV for your streaming, soundbar w/sub-woofer.
o OUTDOOR LIVING - Oversized screened-in lanai with ceiling fans, patio seating, and BBQ grill.
o KITCHEN - Fully equipped eat-in kitchen with stainless steel appliances (i.e., gas range, refrigerator, microwave, & dish washer), cookware, and service settings for 8. Additional provisions include coffee maker, toaster-oven, blender, wine glasses/cork-screw.
o GENERAL - Keyless entry, linens & towels, in-unit washer & dryer, clothes hangers in all closets, hair dryer, iron & ironing board, fire extinguisher, first-aid kit, trash bags, paper towels, and basic cleaning supplies to get you started.
o PARKING - Oversized 2-car garage with additional off-street parking in the driveway.
Best of all, our Village of Well Point is situated in the heart of the new Eastport Town Square district with easy access to other shopping & dining favorites including Sawgrass, Brownwood, Edna's on the Green, Fenney Grill, Boosters Bar & Grille, Victory Sports Grill, Magnolia Plaza, and more! Be sure to check the map included in the provided images with estimated distances to all these fun places.
We assume that if you're interested in The Villages you already know all about it, but just in case, this highly active adult community lacks in nothing. There's live entertainment in each of the various town squares (plus other locations) 365 days a year. There are over 1000 clubs to check-out and meet like-minded souls. There are over 100 pools throughout the community to explore, walking & biking trails, countless pickle-ball & tennis courts, exercise circuits, bocci pitches, corn-hole, and more.
And of course, last not but not least, there the GOLF! There are over 40 Executive courses, more than a dozen Championship courses (most with 27 holes), 4 Pitch & Putt courses, 4 Putting courses, and 4 dedicated practice facilities. And there's another half dozen courses already under construction and on the cusp of being unveiled.
But if you need to get away from all this fun, being centrally located in central Florida, you are close to so many other offerings, such as:
o WALT DISNEY WORLD - 53 miles
o UNIVERSAL STUDIOS - 47 miles
o GULF COST BEACHES - as close as ~40 miles
o ATLANTIC COAST BEACHES - as close as ~70 miles
o AIRPORTS - Orlando (58 miles) or Sanford (54 miles)
Be aware The Villages is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, absolutely no RVs, trailers, 1-ton (or larger) trucks, or boats can be parked at this property; and there's a strict maximum of three cars per property.
Other key things to be aware of:
1) No smoking or vaping of any substances (violations will result in a $500 fine)
2) No pets of any type (violations will result in a $500 fine)
3) No parties, events, or large gatherings - private or otherwise
4) On-premise golf cart not included w/rental; monthly cart rentals are available from several local vendors so be sure to make arrangements ahead of time to have a rental golf cart reserved prior to your arrival
5) The mailbox key is not given out to guests. Please arrange for Amazon packages delivered to an Amazon locker and UPS packages to a local UPS store; shipping companies don't always deliver to the house and owner assumes no responsibility for any mail or packages
6) Check-in @ 4pm | Check-out @ 10am (door code provided 48 hrs. in advance)
7) Quiet hours from 10pm-6am
8) Maximum 6 occupants
9) Two Resident IDs are allowed per home and are required to enjoy certain amenities including neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, etc.; cost is $50/per and payable to the Villages directly upon arrival at any of the designated sales centers
