The Space:

The house offers comfortable accommodations for up to 8 guests in the main home. There are four bedrooms designed for relaxation and privacy: Bedroom 1 features a luxurious King bed, Bedroom 2 and Bedroom 3 each offer a Queen bed, and Bedroom 4 provides a Full-size bed.



Each bedroom includes a TV and Wi-Fi access for added comfort and convenience. The home also features two living rooms, providing plenty of space for group gatherings, entertainment, movies, games, and relaxing together. Smart TVs and a game console are available for guest enjoyment.



The chef’s kitchen is fully equipped with everything you need for group cooking and dining. Guests can also enjoy air conditioning and blackout blinds in the king and queen bedrooms.



Outside, the property features a private **heated swim spa**, perfect for warm-water relaxation throughout the year. Please note that this is a heated swim spa, not a cool-water swimming pool.



An expansive outdoor area with a patio and deck overlooks the river, offering beautiful sunset views. Guests also have private waterfront access for relaxing by the river, fishing, or enjoying a peaceful morning coffee. Kayaks and fishing equipment are not included, but rentals are available at a local surf shop approximately 3 minutes from the house.



Self-check-in and ample driveway parking for multiple vehicles add to the convenience.



A 5th bedroom, known as the Shark Shack by the river, may be available upon request for an additional guest charge.



Guest Access:

Guests have access to the entire house, including four bedrooms, two full bathrooms, and one half bathroom. Enjoy the living room, kitchen, and dining area. Outside, you can relax in the garden, backyard, and on the patio. The private pool and hot tub are also available for your enjoyment. Please note that the attic and garage are not accessible to guests.



The Neighborhood:

Explore the charming neighborhood of Phoenix, a completely walkable historic village nestled on the Oswego River, part of the Erie Canal system. Witness the boats navigate Lock 1, the first lock towards Lake Ontario, just a short stroll from the house. Our property is conveniently located on the river side of State Street, only five houses from the village center. You'll find a variety of amenities within easy reach, including a bakery, the popular Larkin's diner, a cozy coffee shop, Duskees bar-restaurant, Cam's pizza, an ice cream shop, a hair salon, and a convenience store-gas station. Several churches and the Lock 1 Distillery are also nearby. During the summer, enjoy outdoor concerts and events, adding to the village's vibrant atmosphere.



Getting Around:

Getting around Phoenix is easiest by car, as the area is car-dependent. The Village of Phoenix itself is walkable, allowing you to explore local shops and amenities on foot. Public transportation options are limited. However, during the New York State Fair in August and September, bus services are available from the Village to the fairgrounds.

Other Things to Note:

Heated Swim Spa / Hot Tub: The outdoor swim spa is a heated spa-style pool designed for warm-water relaxation. It is not a cool-water swimming pool. Please keep this in mind when booking, especially during warmer months.



Nature & Insects: This is a waterfront property surrounded by nature. Guests should expect to see insects, especially during the summer season. To help reduce ants, bees, wasps, and other insects, please do not leave food, snacks, or drinks outside. Keep food stored in the refrigerator or cabinets when not in use, and avoid bringing sweet drinks outdoors, as they can attract bees and wasps.



Riverfront Safety: Please be aware that the backyard extends beyond the final gate and leads directly to the Oswego River. If you’re traveling with children or pets, they must be supervised at all times in the outdoor spaces and around the water.



Pet Parents: We love pets! Please review our Pet Policy in the House Rules before booking. Dogs should not be left alone unless crated—for everyone’s safety, including your pet’s. You’re welcome to have a pet sitter stay with them while you’re out. Check out Rover for local sitters, or ask us in advance—we’re happy to help with arrangements.



Kayaks and Fishing equipment - These are not included with the home. However, rentals are available at a local surf shop located approximately 3 minutes from the house, making it easy to enjoy the river during your stay.
