PHX Stays offers a professionally designed home located in the heart of downtown Phoenix. Here you can enjoy a stylish experience in this centrally located home, walking distance to the popular Roosevelt Row Art's District and very close to some of the city's best restaurants, bars, and attractions.

Named for the street that slices through the southern part of the district, the Roosevelt Historic District features a variety of well-kept California and Craftsman Bungalow single-family homes built on narrow, deep lots. Located in the heart of the Historic Roosevelt Row Arts District in downtown Phoenix, just a few blocks from the city center, Valley Metro light rail, and farmers market.

Walk to the light rail, museums, sports arenas, arts and popular concerts all within blocks, as well as Arizona State University's downtown campus.

We are a 5-minute walk to ASU downtown and the weekly farmers market. We are a mile to the convention center, the downtown urban core, the Phoenix Art Museum, and Heard Museum. Walk to great coffee shops, restaurants, ale houses, and bars. We are a block away from the Roosevelt light rail stop, which goes directly to the airport and all around metro Phoenix. There are Grid bikes to rent. Uber and Lyft are popular here, and because we are in the heart of downtown, you never have to wait more than 3 minutes!

Please note this is a casita in the back of the main home, The Magdalena. Each have their own private entrance. The only shared space is the backyard. When you stay in any of PHX Stays properties you'll always be stocked with the luxury amenities to help you feel right at home! We provide: High speed Wifi, Smart TV's, fully stocked kitchens, complimentary coffee, toiletries, luggage racks and freshly laundered linens and towels. You'll also find a starter pack of toilet paper, paper towels, garbage bags and dish soap.

HOUSE RULES & IMPORTANT INFORMATION
Please take a moment to read through the following before booking. We want your stay to be enjoyable and stress-free for everyone.

🎉 NO PARTIES OR EVENTS-
State law strictly prohibits parties or events at this property. This is a residential neighborhood, and we kindly ask all guests to be respectful of our neighbors. Quiet hours are observed from 10:00 PM to 7:00 AM.
The home is equipped with Noise Aware, a noise monitoring device, which measures decibel levels only- it does not record audio or video. We will be notified if noise exceeds acceptable limits. Please be aware that violating local noise ordinances carries an initial fine of $2,000.

📷 SECURITY CAMERAS
For the safety of guests and the property, we have a Ring camera facing the side yard and the front door. There are no cameras inside the home.

✅ RENTAL AGREEMENT and GOVERNMENT ID – REQUIRED
This property requires a rental agreement and a government-issued ID within 24 hours of booking. Your reservation is not confirmed until verification is completed. Access will not be provided without successful completion.
As part of verification, guests will be asked to:
• Submit a valid government-issued ID
• Sign a Rental Agreement and Pre-arrival Form
The ID must match the primary guest's name on the reservation.

⚠️ CANCELLATION POLICY RELATED TO VERIFICATION
If you choose not to complete verification, please cancel your reservation yourself within 24 hours of booking to receive a full refund (if eligible under the cancellation policy).
Refunds will not be issued for cancellations resulting from a refusal, delay, or failure to complete verification after that window. We are unable to cancel reservations on behalf of guests who do not complete this step.

RULES:
This is a NON-smoking home. No smoking of any kind, please.
Pool heating available for an additional $125/day heated up to 83F, 72-hour advance notice required.
We do not allow parties or events | Quiet hours from 10 p.m-7 a.m.
No guests that are not on the reservation or otherwise approved.
By booking this property, you are agreeing to our terms and house rules.

PETS:
No pets without prior approval, including service animals. Please inquire for approval and fees. Unauthorized animals on the property will be fined $5,000 per violation plus any necessary deep cleaning/damage fees. $200 nonrefundable pet fee applies. We do not allow cats due to guest allergies.

SERVICE PROVIDERS:
We’re committed to keeping each PHX Stays home in pristine condition so you can fully relax during your stay. From time to time, our trusted service providers (landscapers, pest control, etc.) may stop by to care for the property. These visits are scheduled carefully to minimize disruption, and they help ensure that everything stays beautiful and well-maintained for you and future guests.

When you stay in any of PHX Stays properties, you'll always be stocked with the luxury amenities to help you feel right at home! We provide high-speed Wi-Fi, smart TV's, fully stocked kitchens, complimentary coffee & tea, toiletries, luggage racks, and freshly laundered linens and towels. You'll also find a starter pack of toilet paper, paper towels, garbage bags, dish soap, dish pods, and laundry detergent.
We provide top-notch communication, from the beginning through the end of your stay.
