Welcome to your coastal escape in Newport Beach, nestled on the vibrant Balboa Peninsula and just steps from both the beach and bay. This beautifully remodeled upper duplex blends relaxed Aloha‑style charm with beachside convenience.
Inside, the open-concept living area feels bright and breezy with hardwood floors and beachy décor that bring the seaside indoors. A cozy queen sleeper sofa in the front room offers extra room for guests to relax or catch a movie on the flat-screen TV. Sliding glass doors open to a private deck where evenings are made for BBQs and ocean breezes. The kitchen is fully remodeled with modern finishes and everything you need to whip up meals, snacks, or beachside treats. Retreat to the master bedroom, featuring a California King bed and plenty of space to unwind. The guest room offers a twin-over-full bunk plus an extra twin – ideal for families with kids or groups of friends.

Located on 41st St just a quick walk to the sand you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts and a Bike Path which will jet out onto the beach a few blocks down at 36th.
From this location you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute bike-ride one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-board Lessons all in the area you will never need to travel far!
Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. (2-15 Minutes by Bike) 20+ Restaurants, Bars, Coffee Shops, Surfboard/Bike rental shops, Grocery Store, Duffy Boat Rentals, Newport Pier etc. (15-30 Minutes by Bike) Balboa Pier, Balboa Fun Zone, Balboa Island, Boat Docks (The Catalina Express, Whale Watching Tours, and Sailing Adventures) Huntington Beach Pier/Pacific City, and much more!

The home features a full staircase. The stairs leading to the second level may be challenging for some elderly individuals or those with limited mobility. Guests with limited mobility should review these details carefully to ensure the property meets their needs.
Air-Conditioning
This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.
Parking Details
You are provided with one parking space in covered carport. Mid-sized vehicles are recommended for ease of access.

Laundry facilities are shared and located in the garage and is coin operated ($2.25 per Wash & Dry) . Please be courteous and respectful when using the shared laundry area.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.
Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
