Welcome to CitySide Lofts – The Roost Sunrise Edition, a light-filled, third-floor 2-bedroom, 2-bath condo with a private rooftop patio and hot tub—your ideal base for exploring the best of Traverse City! Located within walking distance to downtown, parks, and beaches, this stylish and functional space is designed for relaxation after days filled with wine tasting, biking, and beachcombing. The condo sleeps up to 6 with one king bed, one queen bed, and a full-size sleeper sofa.

We are Pet-friendly! Pet fee is $125 per stay. A maximum of 2 dogs 50 lbs each are allowed. Please let us know if you are bringing a fur friend so that we may get your pet amenities prepared for your arrival. We try our best to keep hair and allergens away, but guests with dog sensitivities should be aware. Please use our provided sofa cover and `retired` towels for your fur friends. Booking guests will be responsible for any pet damage. Pets have to be on leash when outside the backyard.

Please Note:
Quiet hours begin at 9pm, and no unauthorized parties are allowed to ensure a peaceful neighborhood setting.

This is a third-floor unit with stair access only—there is no elevator in the building.

☆☆ BEDROOMS ☆☆
The primary bedroom features a comfortable king-size bed, two spacious closets for all your belongings (or shopping finds), and an en-suite bathroom stocked with essential toiletries. The second bedroom includes a cozy queen bed and a smart TV, making it a great option for couples or kids. For additional sleeping arrangements, the living room offers a full-size sleeper sofa, perfect for accommodating up to six guests comfortably.

☆☆ BATHROOMS ☆☆
There are two full bathrooms in the condo, including the en-suite in the primary bedroom. The master bathroom includes a shower/bathtub combo, and the second bathroom has a walk-in shower. Fresh towels and essential toiletries are provided for your convenience.

☆☆ LIVING ROOM & KITCHEN ☆☆
The open-concept living space invites you to relax after a day of exploring Traverse City. The sunlit living room has a plush sleeper sofa and a large smart TV with streaming capabilities. Enjoy entertainment at your fingertips with our smart TV, equipped with a variety of streaming applications. Simply log in with your personal credentials to access your favorite shows and movies for a cozy, home-like experience.

Just steps away is the kitchen, fully equipped with stainless steel appliances, a Keurig coffee maker, toaster, cookware, and all the essentials you’ll need to prepare meals during your stay. The adjacent dining area offers comfortable seating for four.

☆☆ ROOFTOP PATIO ☆☆
One of the standout features of this condo is the private rooftop patio, complete with a 6-person hot tub that’s open year-round. Whether you`re sipping your morning coffee or winding down with a glass of wine under the stars, this space is your own personal retreat in the heart of the city.

Please note: Street noise may be present as the building is located on a main road—perfect for walkability, but not completely silent.

Hot Tub Access: The hot tub is available for guest use—please enjoy it responsibly and at your own risk. All posted rules must be followed at all times. Failure to follow hot tub guidelines that results in misuse requiring draining, cleaning, and refilling will incur a $325 service fee.

☆☆ PARKING ☆☆
One designated parking space is provided in the private lot, labeled 16. Please park only in this assigned spot to avoid the risk of towing.

If you have more than one vehicle, street parking may be available nearby—be sure to follow all posted signage and avoid areas marked with “No Parking.” Please note that overnight street parking is restricted by city ordinance during certain months.

You may also consider using the Hardy Parking Structure Garage (303 E State St, Traverse City), located less than one mile from the property.

Local Tips: Walk to beaches, restaurants, or rent bikes nearby. Civic Center Park, the Old Mission Wine Trail, and Bryant Beach are all within easy reach.

☆☆Accidents Happen — We’ve Got You Covered☆☆
We understand that sometimes small accidents happen while traveling. That’s why your booking includes a $250 accidental damage waiver, built directly into your stay.

If something minor gets damaged during your visit, please let us know right away. We’ll take care of it so you can relax and enjoy your trip.

Please note: The waiver applies to accidental damage only and does not cover intentional damage, missing items, rule violations, or excessive mess.

- Check-in/out: Early check-ins and late check-outs are available by request, subject to availability, and may incur an additional fee.

- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.

- Payment & Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund and a free cancellation, a credit card processing fee will be deducted. Full payment is taken upon booking.

*Please note that violation of any of these rules is considered a breach of the terms and conditions of the rental agreement. The owner reserves the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in deductions from the security deposit or other penalties.

Child Safety: Parents must not leave children unsupervised and are fully responsible for their safety at all times.

Safety & Energy Saving: Please close the windows and lock the door when leaving the premises.

Report any damages and/or breakages immediately.

Cleaning and Maintenance: Smoking or burning candles are not allowed inside the home. No eating or drinking in bedrooms.

Please do not wear shoes inside the house. Please turn off any electronics when you leave the house.

Visitors & Noise: No unregistered guests or visitors allowed. The maximum property capacity is 6 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 9 p.m. Please refrain from making noises past 9 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.

Pets: Dogs are permitted in the house. Please declare your pets to us ahead of checking in and settle any pet related fees. Pet fees are $125 up to 2 pets. Please clean up after your fur friends and use the provided retired towels to clean your dogs. Please do not let your dogs venture into the neighbor’s yards during their walks.

Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.

We provide black make-up towels and cotton pads for removing makeup. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.

Property/Home owner(s), Property Manager will not assume responsibility for illness or injury that guest(s) may incur while on the property. Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest. By accepting this reservation, it is agreed that all guests are assuming the responsibility of any harm arising from their use of the premises or other people they invite to this property (per owner’s approval). Owner has the right to ask guest(s) to leave the property if these rules are violated. If legal action is taken against guest(s), the at fault party will be responsible for all law suits/lawyer fees. Any violation of these rules could result in you being charged your security deposit and/or legal action taken. Call 911 if there is an emergency and then call the host.

Pets: We have the following rules for our guests with pets or Assistance Animals. This ensures that both your stay, and that of our guests after you, will be enjoyable and relaxing. Our pet fee is $200 for up to two dogs (only dogs are allowed, cats are not permitted). Maximum occupancy is set at 2 dogs under 50 pounds each. If you have any questions, please ask us! The guest remains liable for any and all damage caused by people or pets or a service animal.

•Your animal should not be left unattended at any time. Should that become necessary, you must have and use a crate for your animal at all times while you are gone and provide them with sufficient food and water.
