Pool & Spa! Fire pit 4br 2bth & 2mi to strip/Conv!

Conveniently located 1900sqft 4bdr Home in the heart of Las Vegas with private Pool, Free Heated spa & Fire pit, Approximately 6$ Uber to strip and Conv. Centers!! My place is Great for work groups, Families or a romantic getaway. Fully stocked kitchen. Keurig coffee maker , French press & grinder as well as regular coffee maker. use of Premium (up to 300mbps) high speed WiFi !!, wireless printer and a work space/desk as well. 5 beds total , 1 King, 2 Queens and 2 double beds (in one room).

Beautiful home decorated stylishly and thoughtfully. These pictures do not do justice to the house at all!! Even more stunning in person.

You have a formal living room with a fireplace. In here you’ll find enough seating for your entire group to hang out and talk or work. The 2 oversized couches double as extra sleeping areas. Very comfortable for sleeping on. There are extra sheets in the master bedroom closet ( please use if sleeping on the couches)

In the formal dining area I have set up a coffee bar with Keurig and there should be some coffee pods & to go cups in the cabinet. ( take what you need and please leave some of your favorites, Sharing is Caring!)This room doubles as a lounge/work space.

You have an eat in Kitchen with table and 6 chairs as well as Breakfast bar with 4 bar stools. So 10 people can enjoy a meal in the same room comfortably.

You have an intimate living area where the TV will be, which is open to the kitchen.

Laundry room is In the hallway

One bathroom in the hallway and another bathroom in the Master Bedroom. In the 4th bedroom there is a six drawer dresser with mirror that can be used as another makeup/preparing station for your nights out.

In the bedrooms you will find the lamps on the side tables have outlets on them for your phone/tablet/computer chargers.

All closets will be furnished with hangers and tie hangers

Kitchen is beautiful and fully stocked.

You have access to the entire space. Noise levels must be kept to a whisper after 10pm please.

I am usually available by text within a reasonable time frame. Usually within minutes I can answer.
There May be times where it could take me up to 2hrs to see a text or missed call. Due to work.

My neighborhood is a quiet and family friendly oriented place. Centrally located for easy access to every attraction Las Vegas has to offer. Pride of ownership shows as Homes are kept nice mostly free of clutter.

One reason I chose this area is for the food!! Whatever you want is minutes away. Chinatown is less than 1 mile away. I know some great spots so feel free to ask for my favorites. whether it is fancy expensive food or cheap eats.

There is planet fitness and a 24hr fitness within just a few minutes of my house.

My place is perfect for Business/Convention groups, as well as Families , Couples romantic getaways.
So many good restaurants nearby I would be happy to give you some of my favorite recommendations.

My place is so close to the strip/convention areas you can Uber VERY
inexpensively. In fact you may not even need to rent a car !!

1 car fits in the garage and lots of street parking.
2 cars can park directly in front of the house with ease

Hoover damn and Lake mead 35-40min drive

Mount Charleston is about 30min drive ( who knew you could find snow and skiing so close to the desert ??) Lots of great hiking trails as well.

Take a day trip to the Grand Canyon , round trip is about 6hrs, trust me it is worth it!!

Once you book the house and have paid for your stay you will have access to detailed check in instructions. (find this in the app on your phone) Please Please !! Take the time to run through these and share your itinerary with everyone in your group so they can as well , as there are important instructions there!!

Flooring in the house is mostly solid surface (Stained concrete) and you’ll be wise to bring some comfortable slippers for walking about in the house.

Flooring is dark and shows footprints easily , please take shoes off ( storage closet by the front door)

Note!! There is a sunken in Living room (only like 3 inches) So there is a step down when you are going in from the front door area and the coffee area. Please watch your step!!!

Noise must be kept to a minimum!! My neighbors understand you are here for vacation and to have a good time. You MUST understand that they have the RIGHT to live in a peaceful environment. Clark county will issue $250 fines to EVERYONE in the home if they are called for violation of the Noise ordinance.

Nearby neighbors have dogs , expect to hear some barking when in the backyard. (they generally calm down after a few minutes)

Violations of my rules can and will result in IMMEDIATELY having to leave my property without a refund. follow the rules and I am the most easy going person you will meet. I respect my neighbors right to live in a normal environment. So should you.

You're welcome to use the pool unfortunately there is no heater for the pool. Spa equipment is separate from the pool (Ask for the video tutorial on usage please)

Liability waiver - Owner assumes no liability for injuries or illnesses for booking party or any guests that are staying in the home. Purchasing your own trip insurance is highly recommended. By booking this your reservation you are agreeing to these terms.

NO SMOKING Inside the home, Please ONLY smoke at the large stone table or preferably out near the fire pit area. Thank you !

Cleaning fee is simply a turnover fee. This is to insure you will have freshly laundered Sheets, towels , face towels, hand towels, kitchen towels. Also To be sure to have Body Soap , hand soap , Shampoo, Conditioner , laundry soap, dishwashing soap. Light cleaning products. Guests are expected to clean up after themselves, wash and dry and put away their own dishes. Please be kind to the cleaning crew as they are people too. Sometimes turnovers can be tight so it helps them tremendously if you do your part. Thank you in advance.

No refunds will be issued for minor cleanliness errors as in a loose hair here or there. We will always offer to make things right and send cleaners back if need be within 24 hrs of check in but we will not refund whether partially or in full. No modifications shall be made to the stay after check in for minor issues related to cleaning or complaints of pet allergies. This is a pet friendly home and as hard as we work to remove all pet hair that is impossible and we cannot control it , In a pet friendly home you will always find some small traces of pet hair. We will not refund or modify reservations due to pet allergies.

No excessive noise or loud music. Clark county noise ordinance violations can and will result in $250 per guest fines from the county. As well as immediate termination of your stay and forfeiture of the $300 security deposit.

Keep voices down to normal levels please especially after 10pm and before 11am per county noise ordinance. Basically if neighbors can hear you or your music on other side of wall after 10pm you are being too loud.

When coming and going from the home, PLEASE do so QUIETLY! My neighbor's bedroom window is just above the front door entry to my home. After 11pm this is very important as this neighbor will report excessive noise and or call the police. It is VERY IMPORTANT NOT TO DISTURB MY NEIGHBOR'S. Thank you for your understanding.

A/C usage : Do not change thermostat programming. Please do not use "Permanent Hold" feature on the thermostat. Only use Temporary hold. Residential A/C units need to be able to go on/off periodically or they risk freezing the coils. Thermostat schedule is set to prevent this. Temporary hold can be used to adjust for comfort levels. No illegal drugs on premises

No overnight guests that are not part of your booking. Visiting guests or family not staying overnight must be disclosed and discussed pre booking.

Extra guest fees... 6 guests only are included in the advertised price. This is how we keep the house affordable for smaller groups. Larger groups are billed at $50 per head per night beyond 6 guests. ( ie 7th,8th,9th,10th)
