📋 House Rules & Booking Requirements

To preserve our high-end custom home and maintain relationships with our wonderful neighborhood, all guests must strictly agree to the following policies:
• Primary Renter: Must be at least 25 years old and remain at the property for the duration of the entire stay.
• Occupancy Limits: Maximum overnight occupancy is 16 guests total (maximum of 10 adults). Up to 4 daytime visitors are permitted only with prior written host approval.
• No Parties or Events: Commercial gatherings, unapproved vendors, DJs, live bands, and loud outdoor music are strictly prohibited. An outdoor Minut decibel monitoring device is installed on the back patio to ensure compliance (it measures volume levels only; it does not record audio or conversations).
• Quiet Hours: 10:00 PM to 7:00 AM.
• Pets & Smoking: Strictly prohibited anywhere on the property to accommodate guests with severe allergies.
• Property Integrity: Children must be supervised around the pool at all times. Tampering with security cameras, breaker panels, or pool equipment is strictly prohibited and grounds for immediate reservation cancellation.
• Trash Service: A professional Trash Concierge manages your curbside bins directly from the gate, so you never have to worry about wheeling cans to the street.
• Optional Pool Heating: Pool heating can be activated for $100/day. Because pool heating requires up to 24 hours to reach optimal temperature depending on the season, please request this amenity at least 24 to 48 hours prior to your check-in.

🔐 Pre-Arrival Verification

To finalize your booking and receive your secure smart-lock access code, the following must be completed within 48 hours of booking:
1. Government-issued photo ID verification.
2. Signed Digital Rental Agreement.
3. A $1,000 fully refundable security deposit hold.

Misrepresenting guest counts, hosting unauthorized events, or violating local noise ordinances will result in immediate eviction without refund, plus applicable disturbance fees.
