Single-level Main House (sleeps 8):

• Master King Bedroom: Smart TV, walk-in closet, and attached Master Bathroom.
• Full Master Bathroom: double vanity, large walk-in shower with double shower-heads and integrated 72-inch freestanding whirlpool jacuzzi tub with inline heater.
• Queen Bedroom: with Smart TV.
• Double Bunk Bed Bedroom (Twin on top, Full on bottom) with Smart TV, and Office space with ergonomic desk chair.
• Full Hallway Bathroom: walk-in shower, double vanity.
• Laundry Closet: new stackable front load washer & dryer.
Separate In-law Suite (sleeps 4):
• Separate private entrance.
• Studio-style with Queen bed, Living Room area with pull-out sleep sofa (Queen size), Smart TV, TicTacToe, eat-in kitchen Dining high-table, and full new Kitchen with stainless-steel appliances.
• Full small Bathroom: walk-in shower.
Outside Area features:
• Large fenced-in backyard with games (soccer, cornhole) and hammock.
• Back patio: outdoor furniture, dining table, BBQ gas grill, and hot tub.
• Hot Tub: open all year long.
• Large private pool (14 feet by 30 feet, & 5 feet deep). (Only open during selected months - Refer to the “Pool Season & Heated Pool Option” section below.)
• Large pool deck with outdoor furniture and lounge chairs (Only available in the pool season).

~AMENITIES:
• Comfortable Beds: Each bed includes bedding and clean linens.
• Storage: Each bedroom includes a nightstand, and a dresser &/or closet to store your clothes and personal belongings.
• Towels: Clean bath towels, pool towels & wash cloths (1 per guest) and hand towels in each bathroom.
• Fully Equipped Kitchens: Basic dishware/silverware/utensils, pots & pans, and kitchen appliances (microwave, kettle, Keurig coffee maker, 4-cup standard electric coffee maker).
• Entertainment: 5 flat-screen smart Roku TVs (streaming accounts needed), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer, iron, ironing board, hair dryers and kid's high chair included.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.
• Firepit: Smores sticks included (no firewood provided!).
• Included Utilities & Property Services: Power, Gas, Water, Sewer, Trash Service, High Speed Internet, Landscaping, Pest Control, Hot tub & Pool Services.
~Pool Season & Heated Pool Option:
Our regular pool season is: April 16 - October 5. During this regular pool season, the pool is not heated as it's typically not needed, but heating can be requested for a cost of $100 per day, and must be booked for the full duration of your stay (no partial days). Outside of these months (October through April), the pool is closed with the following exception: For the shoulder months of March, April, and October, we can open and heat the pool for reservations upon request for $150 per day, which must be booked for the full duration of your stay (no partial days). This fee covers the combined service of both opening and heating the pool. Requests must be made at least 72 hours before check-in, and fee must be paid in advance. When heated, the pool is set to approximately 78°F (temperature is not guaranteed due to weather) for the hours of 10am to 10pm.
~PET POLICY: Pets are only allowed for reservations of 30+ nights (strictly not allowed for reservations of less than 30 nights): If you wish to bring a pet for your 30+ night reservation, please request this via writing so we can communicate the requirements and provide approval. Evidence of unapproved pets will result in removal and cancellation without a refund, along with a violation charge of $750.

*As preventative measure against parties and neighborhood complaints, and possible city fines, we have Ring outdoor security cameras: 2 on the front exterior wall facing both driveways/walkways/entrance doors; and 2 on the back facing the entire backyard, back patio, hot tub, firepit, and pool area. There is one NoiseAware sensor inside the main house, and 1 outside by the back patio.
Please note – We strive to keep our property peaceful and safe for everyone. No parties, large gatherings, or loud groups are allowed. Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. Total occupancy—including visitors—cannot exceed 12 individuals.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules may result in a $750 penalty and immediate removal without refund. Quiet hours are 10 PM–7 AM and strictly enforced per county regulations.
