House Rules & Property Information

General Rules
• Guests must be at least 25 years old to book
• No parties or events allowed
• Our home is completely smoke-free indoors (including cigarettes, marijuana) Evidence of smoking may result in an additional cleaning fee.
Smoking is permitted outdoors only.
All cigarette butts must be fully extinguished and disposed of in the trash. Do not leave any on the ground.
• No illegal drugs or prohibited substances allowed on the property
• Quiet hours begin at 10:00 PM (city ordinance)
• Only registered guests allowed – no unauthorized visitors
• Booking guest must provide a valid photo ID before check-in
• All guests must be registered, including minors (with ages)
• Violation of house rules may result in termination of stay and additional fees
• Check-out is 11:00 AM. Any late check-out beyond a 15-minute grace period will incur a $100 fee

Important Notices
• Trash Collection: Every Monday (please place bins at the street)
• Street Sweeping: 1st & 3rd Tuesday of each month
• Pool Maintenance: Every Wednesday

Pet Policy
• $150 per dog per stay (max 2 dogs, pre-approved)
• Pets must be house-trained and stay off furniture, the pool, and the hot tub
• Please pick up pet waste immediately
• Failure to clean pet waste may result in an additional cleaning fee
• Unauthorized pet fee: $500
• Cats and other pets are not allowed

Amenities — Use at Your Own Risk
• No lifeguard on duty
• All amenities are used at guests’ own risk
• The host is not liable for injuries or accidents

Pool & Hot Tub Guidelines
• Shower before and after use
• No pets, alcohol, or glass near the pool or hot tub
• Do not sit or stand on the hot tub cover
• Children must be supervised at all times
• Do not add hot water from the stove
• Secure the hot tub cover after use
• Sanitizing chemicals are used. Guests with allergies, skin conditions, pregnancy, or other health concerns should consult a doctor before use
• If the hot tub is left excessively dirty, an additional cleaning fee may apply

Wood Fireplace Instructions

• Keep the screen closed at all times
• Glass doors must remain open while the fire is burning
• Never leave the fire unattended
• Fully extinguish the fire before sleeping or leaving the home
• Ensure the gas valve next to the fireplace is turned off when not in use
• Keep children and pets at a safe distance

Propane Fire Pit Safety
• Do not use during strong winds
• Never leave unattended while in use
• Turn off the propane valve completely after use
• Keep children and pets at a safe distance

Bicycles
• Bikes are available for guest use
• Must be operated safely and responsibly
• Helmets are recommended, especially for minors
• Host is not responsible for injuries, accidents, or damages

Workout Equipment
• Use at your own risk
• Please consult your physician before exercising
• Host is not responsible for injuries due to misuse or overexertion

Unauthorized Filming
• $5,000 fee for any unauthorized commercial photo or video shoot

Noise & Party Policy
• Quiet hours: 10 PM – 7 AM
• No parties, loud music, or excessive noise at any time
• Outdoor music must remain at a respectful volume and never disturb neighbors
• Violations or neighbor complaints may result in immediate termination of the stay without refund

Security Cameras (Exterior Only)
• Ring camera at the front entry door
• Camera above the garage facing the driveway and street
• Camera at the rear master bedroom door facing the pool area
