Perfect for relaxing, recharging, and soaking up the best of bay life.

This agreement does not create a landlord-tenant relationship, leasehold, or other real property interest.

Departure Requirement

You must vacate the property by the stated checkout time.

Failure to vacate by checkout time terminates your license to occupy and will result in removal under applicable innkeeper/guest laws, plus charges for holdover use.

Host Rights

The host reserves the right to terminate this license immediately for:

violation of house rules,

illegal activity,

endangerment to persons or property, or

disruptive behavior.

In such cases, you must vacate immediately, and law enforcement may be contacted to enforce removal.

Guests & Occupancy

Overnight occupancy is limited to 8 persons maximum.

Up to 6 additional daytime guests are permitted with prior written host approval.

Unapproved guests will incur a fee of $25 per person per day, charged through Airbnb.

Hosting unapproved guests or failing to pay applicable guest fees is a material violation of this agreement and may result in termination of your license to occupy and removal of all occupants without refund.

Pets

Pets are welcome but must be disclosed at the time of booking or before arrival.

Bringing a non-disclosed pet will result in a $225 pet cleaning fee plus a $50 non-disclosure service fee, charged through the portal.

Failure to disclose may also result in termination of your license to occupy.

Late Check-Outs

Late check-outs may be available if no same-day or next-day reservations are scheduled.

Approved late check-out to 4:00 p.m. is subject to a $60 fee, payable through portal

All late check-outs must be requested and confirmed in writing through the portal before the original checkout time.

Noise & Disturbances

Quiet hours are 10:00 p.m. to 8:00 a.m.

Excessive noise, disturbances, or complaints from neighbors or authorities will result in immediate termination of your license to occupy and removal without refund.

Illegal Activity & Misuse

Absolutely no illegal activity is permitted.

Unauthorized parties, events, underage drinking, or any activity that endangers persons or property will result in immediate removal without refund.

Damage & Liability

Guests are responsible for any damage caused during their stay.

Additional cleaning, repair, or replacement costs will be charged through Airbnb.

The host is not responsible for accidents, injuries, or loss of personal belongings during the stay. By booking, you agree to indemnify and hold harmless the host.

Compliance with Laws & HOA Rules

Guests must comply with all applicable laws and any neighborhood or property association rules.

Violation may result in termination of your license to occupy and removal from the property.

Holdover / Failure to Depart

Failure to vacate the property at checkout will result in a $350 per day holdover fee, in addition to any costs of removal.

Continued holdover constitutes trespass, and law enforcement may be contacted.
