Summary:
Escape to Sunset Point, a private riverfront retreat surrounded by nature. Enjoy peaceful mornings on the dock, kayaking or fishing, and evenings around the firepit under the stars. This spacious, coastal home offers bright, comfortable living areas, a fully equipped kitchen, and stunning water views. Perfect for families or friends seeking relaxation, adventure, and unforgettable sunsets on the river.
The Space:
You approach down a long country lane to your private oasis. Climb the stairs to the main level and use your personal door code to enter.
Step inside to a bright, airy, and open-concept home designed for both comfort and connection. Expansive windows frame the tranquil water views, while natural light pours into every room.
On the main level you will find the central area with cozy seating, a smart TV, and picture-perfect views of the river — the perfect backdrop for morning coffee or late-night conversations.
The central living room is charming and comfortable with coastal decor, high ceilings, and views of the water. The living space flows easily to the kitchen for easy conversations and entertaining. Beyond the living room is a lovely porch overlooking the water.
The fully equipped kitchen comes stocked with everything you need to cook and share meals — stainless appliances, ample counter space, cookware, and serving dishes. Whether preparing a seafood feast or a simple breakfast, you’ll enjoy both form and function.
Off the kitchen is a convenient 1/2 bath and also a main level bedroom and full bath. Continue through the bedroom to the second bedroom that overlooks the water and also has an entrance from the living room. If you don't need this for sleeping space we can fold up the pull-out bed and it makes a charming sitting room with couch and lounger for lazy mornings or afternoon naps. Each bedroom is thoughtfully furnished with plush bedding, high-quality linens, and restful décor inspired by the Chesapeake coast. Wake up to birdsong and water views, and fall asleep to the gentle rhythm of the river.
Outdoor Living
The outdoors at Sunset Point feels like your own private park.
Relax on the spacious deck overlooking the water — perfect for morning coffee, yoga, or evening wine. The private dock offers a front-row seat to nature’s beauty: fish from the pier, launch a kayak, or simply sit and watch blue herons drift by. The large grassy yard in front invites outdoor games. Challenge someone to a fun game of corn hole!
Spend the afternoon exploring all the Northern Neck has to offer and then return home to watch the setting sun put on a different show each night. As the sun goes down, gather around the expansive firepit with room for everyone under a blanket of stars. Roast marshmallows, share stories, and listen to the frogs serenade the night. As you crawl into the comfortable beds with crisp linens and cozy comforters, drift off to sleep cherishing the memories you made and thinking about plans for the next day. Guests have exclusive access to the entire home, yard, dock, and firepit area. Parking is available on-site for multiple vehicles. Please do not park or turn around on the lawn, it could cause extensive damage to the septic system.
Firewood is provided.
The Neighborhood:
Close to Richmond, Williamsburg, and Washington, D.C. yet set on a private point on a quiet river in the Northern Neck (NNK) this charming vacation river rental is the perfect place for gathering family or friends. It is situated at the end of a quiet country lane with no other houses in sight.
The NNK is a peninsula surrounded by unique and beautiful marshes, creeks, the Potomac and Rappahannock Rivers, and the Chesapeake Bay. You’ll find lots of opportunities to explore, and to get out on the water. "The drive through the Northern Neck leaves one with the impression of traveling back in time, when life moved at a livable pace rather than a breakneck gallop.” (from VA Dept. of Natural Resources).
Launch complimentary kayaks from the water's edge and explore the quiet waterways. Or bring your boat! Launch at very close by public launch, and then tie up on your private dock.

OUT AND ABOUT: Our favorite beach is Hughlett Point Nature Preserve on the Chesapeake in Kilmarnock. In the off-season it is private and stunning. In the summer months, go early as there is only room for 11 cars and no parking on the road, or head over to The Tides Inn in Irvington, an iconic 4 star resort friendly to non-guests. Walk the lovely grounds and check out the boardwalk on Carters Creek. Go early and watch the crab boats come in. Many of the amenities are available to non-resort guests, such as the Salt & Meadow fancy restaurant or the Fish Hawk, a casual creekside restaurant and bar with a fun vibe.

When you’re ready to explore the area more fully, you will be surprised that this quaint rural area offers many gastronomical and cultural opportunities. Fine dining at Adrift in White Stone- a restaurant owned and operated by a local trained at the Inn at Little Washington - is not to be missed. His wife tends bar and makes very creative craft cocktails.
Also visit the Rappahannock Art League in Kilmarnock, or take in a show at the Lancaster Playhouse, pick up farm fresh items at local farmers’ markets and small shops, and grab some house made donuts at Chesapeake Donut Shop in White Stone. Explore charming Irvington town with quaint shops and delicious restaurants like The Office, Dredge, and 77 Social, a friendly small plates restaurant and bar with outdoor gas fire pits.
For rainy days, head over to Compass Entertainment in Irvington. This amusement center has indoor games, putt-putt, a climbing wall, a movie theater, bar, and restaurant. Kids of all ages love it!
