House Rules & Policies
1. General Rules
Respect the Property: Please treat our home with the same care and respect you would your own.
No Parties or Events: Our property is not suitable for parties or events. Unauthorized gatherings will result in immediate termination of your stay without a refund.
No Smoking: Smoking of any kind (including cigarettes, cigars, vapes, and e-cigarettes) is strictly prohibited inside the house. No smoking of any kind outside the home and all evidence must be taken with you. Imagine a child picking up a butt or vape dispenser and putting it in their mouth. GROSS!
Quiet Hours: We ask that you observe quiet hours from 10:00 PM to 8:00 AM to be considerate of our neighbors.
Maximum Occupancy: The maximum number of guests is eight [8]. Only registered guests are permitted to stay overnight. Please inform us of any additional day visitors.
Check-in and Check-out: Check-in is at 4:00 PM; check-out is at 10:00 AM. Unauthorized late check-outs may result in an additional fee.
Security & Conservation: Please lock all doors and windows when you leave and turn off lights/AC to conserve energy. We are not responsible for lost or stolen items.
Damages & Appliances: Please inform us immediately of any damages. Guests are financially responsible for damage beyond normal wear and tear. Never leave a stove or oven unattended while in use.
Trash and Recycling: Please place all trash and recycling in the designated bins.
2. Service Animals
We are required to accommodate service animals (dogs or miniature horses trained to perform a task for an individual with a disability). Service animals are not considered pets.
Disclosure: While not required, we appreciate a heads-up to help us prepare for your visit.
Guest Responsibility: The service animal must be harnessed, leashed, or tethered and under the handler's control at all times.
Removal/Damages: A host may ask a guest to remove a service animal if it is out of control, not housebroken, or poses a threat to others. The guest is financially responsible for any damage caused by the animal.
3. Insect & Wildlife Interactions
Welcome to Pennsylvania: We regularly and professionally treat our property for pests. However, it is a beautiful northern state with a diverse population of insects and wildlife. Please do not leave doors or windows open without a screen.
Food and Waste: To avoid attracting unwanted critters, properly store all food in sealed containers and dispose of waste in the sealed kitchen trash can.
Other Wildlife: If your rental is near a body of water or woods, be aware of your surroundings. Do not feed or approach raccoons, snakes, or other wildlife. Supervise children and pets at all times.
Reporting Concerns: If you encounter a significant pest issue, notify us immediately. Note that a few ants or a stray bug is not an automatic reason for a refund.
4. Extended Stays & Work Crews
Weekly Check-ins & Fees: Stays over 7 nights require a quick, non-intrusive weekly check-in via your booking app to ensure the property is in good condition. Stays longer than 7 nights also incur an additional $100 cleaning fee for a mid-stay/post-stay deep clean.
Respectful Use: Work crews must respect the residential neighborhood. Do not store work materials or equipment in the yard or street. All company vehicles must park in the designated driveway.
5. Rental Agreement Required
Upon booking, you will receive a digital copy of our rental agreement via your messaging platform outlining these rules and liability clauses.
This must be signed within 48 hours of your reservation confirmation. If you are not comfortable with the terms, you may decline to sign, which will act as an agreement to cancel your stay.
6. Weather & Disruptive Events
Pennsylvania Weather: Afternoon thunderstorms, snowstorms, tornadoes, and high winds are a possibility. Cancellations due to "bad weather" (rain, wind, clouds) do not qualify for a refund.
Major Disruptive Events: MYW Rentals only permits penalty-free cancellations/refunds for officially declared events making the property uninhabitable (e.g., mandatory evacuation orders, government travel restrictions, prolonged utility outages). This policy does not cover general travel advisories or your personal decision to leave.
Travel Insurance: We strongly encourage all guests to purchase comprehensive travel insurance to protect your investment from unforeseen weather events.
7. Missing or Damaged Items
We stock our rentals with essential items for your stay. If items are missing at check-out, you will be billed for the replacement cost. Examples include: Pillows ($20), pillowcases ($10), top sheets ($30), bottom sheets ($40), room spray ($10), and soap dispensers ($40).

8. Security Camera Policy
Assume all properties maintain security cameras on the front and side entrances of the properties. Some properties also have cameras in the garage where equipment is kept for security purposes. Please ask more questions if you have concerns. Tampering with security cameras can cause a minimum $250 fine if we have to come out to the property to reset or investigate. Song Bird Cottage has security cameras monitoring the front entrance, driveway, and side exterior entryways.
