Welcome to your retreat in this HUGE two bedroom apartment that is a WALKER’S PARADISE! Gaze out the windows of this apartment and see the beautiful lights of One World Trade from every window!

We are located in an ELEVATOR BUILDING and also provide COVERED+GATED PARKING! No more lugging suitcases up flights of stairs. Our covered parking makes coming and going a breeze!! Designer touches and brand new beautiful furnishings in this large and bright apartment provide a cozy and memorable experience.

Fun games for the group! We have a full sized Air Hockey Table and a huge Wall Connect 4 game!

OUR LOCATION IS ACCURATE! We are in the center of Hoboken. Be sure of location before you book anywhere else. We are in the heavily sought-after city of Hoboken!

Please note that we are a smoke-free, noise-free, family-friendly property. Our building has STRICT guidelines for NO SMOKING, NO NOISE, and OCCUPANCY. We are seeking guests that are quiet and respectful of the apartment and the building. Please do not book if you intend to party for your stay. The building management will ask you to vacate the premises with no refund.

BUILDING POLICIES ARE STRICT FOR NOISE, OCCUPANCY, and NO SMOKING/DRUG USE.
Building management strictly enforces these policies and you will be told to vacate the premises with no refund for violating policies.

★ NO SMOKING/VAPING POLICY ★

The building has a STRICT NO SMOKING/VAPING policy. The building has monitors installed to detect smoking/vaping and you will be told to leave with NO REFUND if smoking/vaping is detected. $1000 fine is imposed. This is strictly enforced by building management.
If you smoke/vape and can’t adhere to this policy please DO NOT book this unit.

STRICT OCCUPANCY: Only those on your reservation are allowed in the building and only the number stated on your booking.

NOISE: Quiet hours are strictly enforced. Hallways and common areas must be kept quiet at all times.

Some IMPORTANT BUILDING INFO:

Our apartment is near the Hoboken High School track and field. Friday nights during football season there are games that are usually finished by 10pm. You can see and hear the games/field from our apartment. It’s pretty awesome and a great way to see the vibe of our amazing city.

Another thing to note:
Our apartment complex is an old converted factory. The common areas like the lobby, hallway, and elevator have a grey, industrial vibe to them. These areas are maintained by building management and we have no control over them.


★ PARKING★

We have ONE covered and gated parking spot for our unit. You can fit an average-sized SUV in this spot.*
Extra large vehicles WILL NOT FIT.

*You MUST provide the MAKE, MODEL, AND LICENSE PLATE of the vehicle in order to use the building parking.

Please note: You are liable for any damages caused by your vehicle. You will be financially responsible for them.
We are not responsible for any damages caused when using the parking lot. Park at your own risk.

This home is located in a quiet building and there are tenants in the other units. These rules have been put in place to keep the home beautiful and to respect the peace and quiet of the neighbors.

The building has a STRICT NO SMOKING/VAPING policy. The building has monitors installed to detect smoking/vaping and you will be told to leave with NO REFUND if smoking/vaping is detected. $1000 fine is imposed. This is strictly enforced by building management.

Check-in is 4:00pm.

Checkout time is 10am. Late check-out will incur a fee of $100/hr.

Parking is our DESIGNATED numbered space ONLY. You must provide make, model, and plate of the vehicle in order to receive parking instructions.

No Extra/ Overnight Guests other than those on the reservation for insurance purposes. (having more guests than stated on your reservation or if the number does not match, we reserve the right to cancel your reservation with no refund)

Adult supervision of children on the property at all times.

Unplug all unused small appliances and chargers from socket when leaving the home. Turn off lights, stove/oven, AC/Heater when leaving the home.

No Smoking/Vaping inside/outside on the property. Do NOT smoke/vape near the entrance to the building or in the driveway. Please walk to the street. $1,000 fine will be assessed if evidence is discovered to treat air, clean carpets, furniture, and scrub walls.

No film shoots/photo shoots allowed on the property.

No parties, events, birthdays, bachelor or bachelorette stays. Right to cancel reservation without refund if detected.

No MAIL or PACKAGES delivered before or during your stay.

No moving or rearranging of the furniture.

No UNPLUGGING of the main electronics and appliances in the home (such as TVs, Internet, lamps, stove, washer/dryer, etc.)

No tampering with exterior cameras, building detectors or WIFI equipment.

No pre check-in bag storage.

NO PETS allowed in the building.

No disturbing neighbors.

Quiet hours are 9pm-7am. No loud noise or music past 9:00 pm in or outside the unit.
** This unit is near the Hoboken High School track. Friday nights during football season there are games that are usually finished by 10pm.

The person who uses their account to make the reservation must be present during the stay or reservation will be cancelled immediately per Airbnb’s 3rd party cancellation guidelines with no refund.

You must be 25 years or older to book this home and a government issued ID will be required to confirm the reservation.

No cryptomining or use/charging of any belongings that require more than usual electricity. You will be billed for any electric/gas/water charges in excess of the usual day to day usage.

This apartment is located in a large apartment complex. It is an elevator building with a common entrance. Building management has installed cameras in the common areas like the main building entrances, lobby, parking lot, hallway, and elevator. There is also a camera at the entrance to the unit itself that records sound and video. NO CAMERAS FACE INSIDE THE UNIT and there are NO INDOOR CAMERAS IN THE APARTMENT. We respect your privacy.
