New Property Retreat at Midway

By booking this property, you agree to comply with the following house rules. These rules are strictly enforced to protect the home, the neighborhood, and the guest experience.

No Events or Parties

Events, parties, receptions, weddings, retreats, or gatherings of any kind are not permitted. The property is for registered overnight guests only. No unregistered visitors are allowed at any time. Violation of this rule may result in immediate termination of the reservation without refund.

Occupancy

Maximum occupancy is strictly enforced. Only guests listed on the reservation are permitted on the property. Exceeding the approved guest count is not allowed and may result in cancellation without refund.

Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM. Excessive noise, outdoor music, or amplified sound is not permitted at any time. Guests must be respectful of neighbors and the surrounding community.

Smoking and Vaping

Smoking or vaping of any kind is not permitted anywhere on the property, including indoors and outdoors. This includes cigarettes, cigars, e-cigarettes, marijuana, and any other substances. Evidence of smoking will result in additional cleaning and damage fees.

Fire Safety

Open flames are not permitted inside the home. Outdoor fires are allowed only in designated areas, if provided, and must never be left unattended. Fireworks are strictly prohibited.

Hot Tub Use and Liability

Use of the hot tub is at the guest’s own risk. Guests assume all responsibility for any injury, illness, or accident related to hot tub use. Children must be supervised at all times. No glass is permitted in or near the hot tub. Guests must follow posted instructions and safe-use guidelines. The hot tub cover must be secured after each use. Alcohol consumption should be done responsibly. Failure to follow these rules may result in additional fees or loss of hot tub access.

Gym / Fitness Equipment Use and Liability

Use of the gym and fitness equipment is at the guest’s own risk. Guests acknowledge that use of exercise equipment involves inherent risks, including injury or death. The property owner assumes no responsibility for injuries sustained while using the gym or equipment. Children are not permitted to use gym equipment. Guests should consult a physician before engaging in physical activity and use equipment only as intended.

Pets

Parking
Parking is permitted only in designated parking areas. Street parking, parking on landscaping, or blocking access is not allowed. RVs, trailers, and oversized vehicles are not permitted without prior approval.

Care of the Property

Guests must treat the home and furnishings with care. Furniture may not be moved between floors or outdoors. Any damage beyond normal wear and tear will be charged to the guest.

Cleanliness

Guests are expected to leave the home in reasonable condition. Excessive mess, stains, trash, or odors may result in additional cleaning fees.

Safety and Liability

Guests assume responsibility for their own safety while on the property. Children must be supervised at all times. Use of all amenities is at the guest’s own risk.

Enforcement

Violation of any house rule may result in immediate removal from the property, cancellation of the reservation without refund, and additional charges for damages, cleaning, or violations.
