Tahoe Toasty - 3 Bedrm in City of South Lake Tahoe
Lake days, powder days, and cozy nights—welcome to Tahoe Toasty! Our newly built 3 bedroom home sleeps up to 6 adults. We are located in the city limits right next to a great local sledding spot! We are also a short drive to all of your favorite beaches like Pope and Camp Richardson. You can walk to Bert`s for breakfast and Cascade Kitchens for dinner from our home base in South Lake Tahoe!

🛏 Sleeping In
Our first bedroom is located upstairs and is the master suite oasis that actually takes up the entire second floor. Up there we have a King bed. The master bathroom is almost as big as the bedroom itself. It truly is a magical space. Downstairs are the other 2 bedrooms and a shared guest bathroom. One of the downstairs bedrooms has a Queen and the other bedroom has a bunk bed (twin over double). We can sleep up to 6 adults.
🔥 Living Area
Our cozy downstairs living area has an easy to use fireplace, large Smart TV and comfortable furniture. There are large windows to bring in lots of natural light. Also makes for a great spot to watch snow fall. We have a small dining table - perfect for gathering for a meal or games.
🍳 Cook & Gather
Our kitchen is brand new and fully stocked for you to cook up pancakes and bacon before a day on the slopes or at the lake! We have all of the essentials, a drip coffee maker, slow cooker, gas range - to name a few.
🌲 Get Outside
We have a smaller fenced backyard that is great for snow play. In the Spring we plan to add some patio furniture and a gas BBQ.
📍 Location
We are located at the `Y` in the city of South Lake Tahoe! If you make a left when coming out of our house and walk for a few minutes, you will be at a great local sledding hill as shown in the photos. Our kids love spending time there! We are walking distance to Raley`s, Bert`s, Cascade Kitchens, South Lake Brewing Company, Lake Tahoe Pizza and more! We are a short drive to Heavenly Ski Resort, the casinos at Stateline and your favorite beaches such as Pope and Camp Rich!
✏️ The Deets
• We are permitted for up to 6 adults max plus extra kids under 13.
• We are permitted for up to 4 cars max. There is no street parking allowed at rentals so make sure to park 2 in the garage and 2 on the driveway.
• Our home is non-smoking.
• Our home is NOT pet friendly.
• Quiet hours are observed from 10pm - 8am but elevated noise will not be tolerated at any time. Occupancy is also limited during quiet hours.
• Like most homes in Tahoe, our home does not have AC. If coming during July or August, it can get into the high 80s but we do provide fans.
• After you book, you will be asked to sign our rental agreement.
• We try our best to WOW you and earn your 5-star review so please be gracious when reviewing our home and we will do the same when we review you! :)

We welcome guests who are in compliance with the local vacation rental ordinance. Please see the “Additional House Rules” section for full ordinance regarding parking, occupancy, noise, trash, etc. We have exterior security cameras and are friends with our neighbors. We reserve the right to charge guests and in rare cases ask guests to leave our home and forfeit their reservation if the local laws are not being followed. BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:
LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.
25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.
CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.
NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.
DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.
HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.
UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.
FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.
CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.
SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.
REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out.
SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.
WALK WITH CARE. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways get walked on and become icy. Our decks and steps might also be higher and/or without railings so be careful. We are not liable for any falls or slips.
PETS. This home is NOT pet friendly. The owners may have a pet allergy so it’s important to respect this rule. We prefer to host service animals at one of our pet friendly homes. We have exterior security cameras so we will know if you disregard this rule. Bringing a pet will result in an automatic charge of $250 per pet and possible eviction.
DRIVE WITH CARE. Our home is located in a residential neighborhood where the speed limit is 25mph. Please drive with care when coming to and from our home.
TOWELS. We supply one bath towel and one wash cloth per occupant. If you feel you will need more please bring more towels with you.
SUPPLIES. Please do not remove any supplies from our home including but not limited to: olive oil, salt, pepper, foil, trash bags, dish pods, toilet paper, etc. Theft is not cool and not something we don’t take lightly. If you are unsure if something is yours, please leave it.
