The Space:

Soft morning light spills across the open living areas, inviting you to linger over coffee before a day of park adventures. As the sun dips, the private pool glistens under a gentle Florida breeze, offering a quiet oasis where laughter echoes across the patio. Whether you’re racing through theme parks or unwinding in the villa, every corner feels designed for shared moments and personal recharge.



Sleeping arrangements

Seven spacious bedrooms across two levels comfortably host up to 14 guests. Downstairs, the primary suite features a king size bed and an ensuite bathroom with a separate tub and shower. Upstairs, the junior suite offers another king size bed with its own ensuite bathroom. The themed Lion King bedroom includes a king size bed, while the Frozen Castle room showcases a twin over full bunk bed. Three additional rooms provide a mix of full and twin beds, each arranged to give guests space to rest between adventures.



Indoor living

Two large living areas provide flexible gathering spots, from movie nights to quiet reading. A dedicated gameroom adds extra fun for friendly competition. Central air conditioning and heating keep the home comfortable year‑round, and a washer and dryer make longer stays convenient.



Kitchen & dining

A generous full kitchen equipped with stainless steel appliances invites multiple cooks to prepare meals together. Adjacent indoor and outdoor dining spaces let you share breakfast, plan the day’s itinerary, or enjoy dinner under the stars.

Step onto the private patio where a sparkling pool awaits, complete with loungers for stretching out after a day in the parks. Free access to the community water park and amenity center expands your options for splash‑filled fun without leaving the property.



Amenities

The home supplies bathroom essentials, fresh bed linens, towels, hangers, a hair dryer, shampoo, hot water, smoke and carbon monoxide alarms, a fire extinguisher, a first‑aid kit, and reliable wifi. Additional comforts include a TV, EV charger, free on‑site parking, and extra street parking.



Neighborhood

Nestled in the Windsor at Westside community in Kissimmee, the villa sits a short drive from Orlando’s top attractions. Disney World is about 20‑25 minutes away, SeaWorld roughly 30 minutes, and Universal Studios around 35 minutes, placing you within easy reach of the magic.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home.



Feel safe and right at home as you enter the gated community with 24-hour security guard. There is (1) spot designated in front of the home that has the unit number painted on the space - any additional vehicles can park on the unassigned spots throughout the community!



The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that washes into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
