Guests will check themselves into their house using the digital lock with a keypad on the front door.

*Please place all garbage in trash bags (13 gallons or larger) before disposing it in the trash bench by the front door (no loose trash allowed).

**Barbecue/Grill: $65+tx per stay. We provide one propane tank. To guarantee availability, please request the use of a BBQ at least 5 days before check-in.

*No parties allowed on the property.  Penalties for violation of policy may apply.

*Minimum age for the person renting the property is 21.

* Pets are allowed at additional fees.

Orlando Fun Rentals provides each property with a small starter kit, which includes: One (1) roll of toilet paper, one (1) hand soap, one (1) shampoo, and one (1) conditioner per bathroom; one (1) sponge, one (1) dishwasher soap, one (1) paper towel in the kitchen; one (1) laundry detergent. Additional supplies or replenishments to those listed above will be the responsibility of the guest; one (1) 13 gl garbage bag.

Linens and towels, however, it is the responsibility of the guest to wash them after each use because we do not provide new linens or towels for longer stays.
There are restrictions for pets, please contact us before bringing your pets and making a reservation.

Property Management Policy

Our team is committed to providing every guest with a clean, safe, and enjoyable stay. While we strive for perfection, occasional maintenance issues or unexpected situations can occur. If anything is not meeting your expectations, please notify us immediately so we have the opportunity to make it right.

Arrival & Property Condition

We ask that you inspect the property shortly after arrival. Any concerns regarding cleanliness, maintenance, missing items, or the condition of the property must be reported within 24 hours of check-in. The sooner we are notified, the sooner we can begin working toward a resolution. Failure to report issues within this timeframe may limit our ability to investigate or provide compensation.

Refund Policy

If you believe the property is not suitable for your stay, please contact us immediately. To be eligible for consideration of a full refund due to the condition of the property: the issue must be reported immediately after arrival; our management team must be given the opportunity to inspect and verify the concern; guests must allow us a reasonable opportunity to correct the issue; if the issue cannot be reasonably remedied, we will discuss appropriate compensation or refund options. If a guest requests a full refund, the property must be vacated within three (3) hours of check-in and remain unoccupied. Continued occupancy constitutes acceptance of the accommodations and prevents a full refund from being issued. Refunds for minor inconveniences or issues that are promptly resolved will be considered at the sole discretion of management.

Maintenance Response Times

We work with a network of licensed and insured vendors throughout Central Florida. Although many issues are resolved much sooner, some repairs require vendor scheduling, parts availability, HOA approval, or utility company assistance. We appreciate your patience and ask that guests allow us a reasonable amount of time—generally up to 24 hours for non-emergency maintenance—to coordinate repairs. Emergency situations involving guest safety will always receive immediate attention.

Pest Control Policy

All of our properties are enrolled in a professional, recurring pest control program and receive regular preventative treatments. Because our homes are located in Central Florida, a subtropical environment with lakes, wetlands, and abundant wildlife, it is normal to occasionally encounter insects such as: mosquitoes, ants, small spiders, palmetto bugs (occasional), and flying insects. This does not indicate an infestation.

Guests can help minimize insects by keeping exterior doors and windows closed, avoiding leaving food uncovered, promptly disposing of trash, and keeping patio doors closed when not in use. If you observe an unusual number of pests inside the home, please notify us immediately so we can inspect the property and arrange additional treatment if necessary. Refunds will not be issued solely because insects native to Florida are observed around or inside the property unless a verified infestation exists that substantially affects the habitability of the home.

Wildlife

Florida is home to a variety of wildlife, including lizards, frogs, birds, squirrels, raccoons, and other native animals. These animals are a normal part of the local environment. Guests should never feed wildlife or leave food outdoors, as this may attract animals.

Pool & Outdoor Areas

Outdoor areas are exposed to Florida`s natural environment. Depending on weather conditions, guests may notice leaves, pollen, dust, small insects, and tree debris. These conditions do not constitute cleanliness issues. Pools are serviced on a regular schedule by licensed pool professionals.

Weather & Force Majeure

Florida weather can change rapidly. Heavy rain, lightning, tropical storms, hurricanes, and strong winds may temporarily affect amenities such as pools, internet service, cable television, electricity, and community amenities. These events are outside of our control and do not automatically qualify for refunds.

Internet & Utilities

Internet, cable, and utilities are provided as a convenience. While we work diligently to restore service as quickly as possible if an outage occurs, interruptions caused by utility providers or internet service providers are beyond our control.

Guest Cooperation

Guests agree to cooperate with reasonable requests for access when maintenance or inspections are required during their stay. Failure to allow access may delay repairs and may affect eligibility for compensation.

The fastest way to resolve any concern is by contacting our Guest Services team immediately through the booking platform or the contact information provided in your check-in instructions. Please do not wait until checkout to report issues that could have been corrected during your stay. Our goal is always to resolve concerns as quickly as possible so you can enjoy the remainder of your vacation.
