We’re happy to host respectful guests and appreciate your cooperation with the following house rules so everyone enjoys a smooth stay.

1. Registered Guests Only

Only guests included in the reservation are permitted on the property at any time. Visitors or additional guests are not allowed without prior written approval.

Unauthorized guests may result in additional charges or reservation cancellation per Airbnb policy.

2. No Parties or Events

This is a quiet residential property and is not suitable for parties, events, or gatherings of any kind.

This includes but is not limited to:
• parties
• celebrations
• loud music or excessive noise
• large groups or unregistered visitors

If a party or event is detected, the reservation may be terminated immediately and a $500 event violation fee may be charged to cover additional cleaning, security, and neighbor impact.

3. Quiet Hours

Quiet hours are observed from 10:00 PM – 8:00 AM.
Please be respectful of neighbors at all times.

4. No Smoking or Vaping

This is a strictly non-smoking property, including inside the home and anywhere on the premises.

This includes:
• cigarettes
• cigars
• vaping
• marijuana or any other substances

A $500 smoke remediation fee will apply if smoke, odor, or evidence of smoking is found. This covers specialized cleaning and odor treatment.

5. Check-In & Check-Out

• Check-in is after [11am local time]
• Check-out is by [4pm local time]

Staying beyond checkout without prior approval may result in a $300 late departure fee, as it disrupts our cleaning and arrival schedule for the next guests.

6. Keys, Fobs & Access Devices

All physical keys, fobs, parking passes, or access devices provided must be returned to the residence at checkout.

If any key, fob, or access device is lost, taken, damaged, or not returned, a $500 replacement and rekeying fee per item will apply. (Example: two missing keys = $1,000.)

This reflects the cost of replacement, reprogramming, and securing the property.

7. Property Care & Damages

Please treat the home with care. Guests are responsible for any damage, missing items, or excessive mess beyond normal use.

Charges may apply for:
• damaged or missing items
• excessive cleaning required
• stains, spills, or biohazards
• pet or unauthorized guest impacts

All charges are documented and submitted through Airbnb’s Resolution Center.

8. Pets

Pets are not allowed unless specifically approved in advance and listed on the reservation. Unauthorized pets may result in additional cleaning or damage charges.

9. No Illegal Activity

Illegal activity of any kind is strictly prohibited and will result in immediate cancellation without refund and possible involvement of local authorities.

10. Respect the Property & Neighbors

This is a privately owned home in a shared community. Please respect the home, the furnishings, and the surrounding neighborhood.

11. Acknowledgment

By confirming your reservation, you agree to follow these house rules and Airbnb’s Terms of Service.
