Howdy y’all and welcome to Concan’s #1 vacation rental, The Big Tex! Located on Hole #1 of the Frio Valley Ranch Golf Course with Scenic Hill-Country views, and just 2 miles from the Frio River. Have endless fun with unmatched amenities including a Heated Pool, Hot Tub, Outdoor Movie Theatre, Pickleball, Basketball, Sand Volleyball, Fire Pit, BBQ, Playscape, GAME ROOM including a golf simulator, arcade, & poker table. All bedding, towels & essentials provided. Just arrive, relax, & have FUN!

THE SPACE:

The Big Tex is the place to be when looking for the perfect spot to stay on your hill country retreat. Our home is located in a gated community and backs to the private golf course that our guests will have access to!

The home is comprised of two buildings that are semi attached featuring the Main House, and Casita (guest quarters), a full Game Room, Outdoor Kitchen, and a 1500 sq ft covered patio so you can enjoy the outside in the shade! All Bedrooms have their own private attached FULL bathrooms.

Parking: Please note that per our listing description this home can only fit 8 cars MAXIMUM in the driveway/parking area. There is NO overflow parking and the HOA does not allow any parking outside of the driveway. Please make sure to make arrangements to stay within this parking limit to avoid fines and/or towing.

HOUSE RULES:

PET POLICY:

• Pets are allowed without a fee, however absolutely not inside any of the interior spaces. You must bring your own kennel and keep your pet leashed at all times. The property is not gated, and there is a golf course behind the property. If any pet roams the neighborhood or golf course without a leash, the reservation will be immediately terminated per HOA rules.

- You must let us know if you plan on bringing a pet and we will discuss with you these rules in depth. This is a very serious matter. Any violation will result in a minimum $500 fee.


NO SMOKING POLICY:

• Smoking will result in a $1000 fine inside the property. You may smoke outdoors, but must dispose of your butts in the designated ashtrays/smoking poles. Any butts left on the ground will need to be picked up by our team, and they bill us a lot for it. We will pass that onto you at a minimum of $500.


NOISE CURFEW POLICY:

• Noise curfew:
○ 10 PM–7 AM (weekdays)
○ 10 PM–8 AM (weekends)

• Penalties for violation:
○ First: Complimentary warning.
○ Second: $100 fine.
○ Third: Immediate eviction with no refund.

CHECKOUT & CLEANING POLICY:

• Must load and start dishwasher with all dirty dishes and/or cookware.

• Please dump food waste in the garbage—not in the sink disposal.

• Place all trash in the trash box on the side of the house (by the basketball court).

• Linnens
- We do indeed provide all linens for the property.
- You will be responsible for washing ALL TOWELS (both regular and pool towels) prior to check-out.
- You will be responsible for placing all bedding back where it was originally (unwashed)

• Failure to perform these tasks will result in an additional cleaning fee


BBQ GRILL:

There is a very nice charcoal/smoker available for your use.
- You MUST bring your own charcoal and disposed of it appropriately and clean the grill before your check-out.
Failure to do so will result in an additional cleaning fee.


GUESTS SWIM IN POOL/SPA AT THEIR OWN RISK
WAIVER OF LIABILITY:

You understand that the use of the swimming pool is at your own risk and that there may be special risks involved. You accept full responsibility for any bodily injury arising from using the swimming pool and hold the owner harmless. You also acknowledge potential dangers, especially for unsupervised children or individuals with health risks, intoxication, medication use, or pregnancy. You agree to explain these risks to any guests you may have at the property and hold full responsibility for their safety while using the pool. You waive any claim against the owner for accidents or claims arising from your guests` use of the pool.

GUEST POLICY

• Guests must be 25+ to book a reservation.
• A $50 per additional guest over 16 people applies
