Kitchen: Refrigerator, stove/oven, microwave, kettle, crockpot, toaster, and barstools at the counter. No dishwasher. Basic dishes, cookware, bakeware, and utensils are provided. Basic spices, cooking oil, and coffee filters and/or pods are not always available.
Dining Area: Beautiful dining room with windows overlooking the pool and intracoastal. Dining table with seating for 8, and coffee bar with a Keurig and drip coffee maker.
Living Room: Large sectional sofa, coffee table, Smart-TV, and ceiling fan. Bay windows from the dining room bring in tons of natural light!
Bedroom #1: King-size bed, nightstands with lamps, closet, Smart-TV, ceiling fan, and a window overlooking the tiki hut and water.
Bathroom #1: Double vanity sink, toilet, and standing shower with detachable shower head. No tub.
Bedroom #2: King-size bed, nightstand with lamp, closet, TV, and ceiling fan.
Garage: Washer and dryer, beach chairs, folding beach wagon, kayak, and paddleboard. (Bonus bathroom with toilet and shower)
Outdoors: A safety fence enclosing the space leading outside from the garage and dining room. Heated pool with built-in hot tub, plenty of lounge and seating options with sun loungers and rocking chairs, a tiki hut with outdoor dining for 6 and a ceiling fan, an outdoor shower, gas grill, and a dock (pictured boat and boat lift are not available)

Important Information
House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.
6. Docking of a boat or any other watercraft is not permitted at this property.
Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.
Pool & Spa Heating: When the pool heater is turned on, the temperature is typically set to 85 degrees unless otherwise stated in the listing description. Please note that when outside temperatures reach 60 degrees or lower, a pool heater cannot always heat the pool & spa completely to temperature. By booking this property, you understand that the pool & spa temperatures cannot be guaranteed when outside temperatures are too cold. Spas/hot tubs do not heat continuously. They need to be turned on manually and run on a timer. The spa/hot tub will not be turned on before check-in.
Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.
Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.
Parking: This property has enough parking for 6 vehicles in the driveway, depending on the size of the vehicles. There is no grass or street parking.
