Villa S is a rare Art Nouveau residence built in 1867, set amid the rolling hills near Pisa and just a short drive from Lajatico, the birthplace of Andrea Bocelli. Meticulously renovated by Bocelli’s preferred architect, the villa preserves its historic soul while introducing discreet modern comfort, surrounded by 2 hectares of landscaped parkland.

Inside, Villa S unfolds through grand reception rooms, fresco-adorned lounges, a serene tea room, and elegant spaces curated with exquisite antique pieces and timeless details. The spacious Tuscan-style kitchen features an 8-burner stove, a cooking island, and refined tableware, making it ideal for gourmet dinners, private chef experiences, or culinary masterclasses. A formal dining hall for 12 guests sets the scene for unforgettable gatherings.

The villa offers four beautifully appointed bedrooms, complemented by luxurious bathrooms with French-style fixtures and original Italian marble floors. Outdoors, the expansive 100 m² terrace invites long aperitivi at sunset, private celebrations, or relaxed mornings overlooking the greenery, an effortless extension of the villa’s refined atmosphere.

Tailored luxury hospitality is at the heart of Villa S. You will be our sole guest, enjoying dedicated attention and bespoke services inspired by the finest Tuscan experiences: nature, cuisine, and culture, thoughtfully curated for both business and leisure stays. Preferential terms and negotiated rates are available for extended stays or returning guests, and the villa is available year-round.

Ideally located, Villa S is 25 minutes from Pisa Airport and about one hour from Florence Airport, with easy access to cultural treasures including Teatro del Silenzio, Lari Castle, and the thermal baths of Casciana Terme. Lucca, Pisa, Florence, and Livorno are within reach, and the island of Elba makes a perfect day trip.

Villa S is a unique, elegant retreat in the heart of Tuscany, surrounded by the region’s most celebrated landscapes and landmarks.

The pool is currently under construction and is expected to be completed by summer 2026.
