Welcome to your home away from home! This uodated, bright and inviting retreat has everything you need for a comfortable stay. Enjoy the spacious open-concept main floor with a massive island perfect for gathering. Thoughtfully designed with a calm, relaxing vibe in a quiet, peaceful neighborhood. Plush memory foam beds and a TV in every room. Outside offers two entertainment spaces with a hot tub, TV, Traeger, Blackstone, charcoal grill, propane fire pit and wood-burning fire pit.

Everything you need for a home away from home. comfort and relaxation everywhere you are in this home. spacious, bright and open floor plan make this a great place to kick back and entertain. TVs in every room including outside by hot tub. King bed in primary room. Alexa controlled lights thermostats locks etc .

You will have the entire home to yourself minus the garage and basement storage area. large back yard with two patio spaces and a 6 person hot tub. The Property Owner does store a trailer on the side driveway at times and a vehicle in the garage. The garage is not a part of your stay.

A car or bike is the easiest way to get around. Easy access to all major highways and close to all that Kansas city has to offer. Be sure and check out Shawnee Mission Park if you enjoy , kayaking, fishing etc.

I want your stay to be as comfortable and enjoyable as possible. If you have any special requests prior to your arrival I am happy to accommodate if I can. Can have items that you need ( groceries etc) ready for you at an additional charge.
No smoking inside, No parties, Be kind to the neighbors. If you break any of these rules you will be asked to leave promptly with no refund given. Suspected parties or multiple, non- paid quests will be removed by the owner. We keep an eye on things and expect to host 5 star guests. Removal from the property for violation will result in no refund and an additional 500.00 fee.

Refunds for trip related issues. From time to time things happen ! When they do we want the opportunity to fix them for you so that you can continue to enjoy your stay. If we cant fix them we want to make sure you are protected. However in order to receive and refunds for trip related issues that are within our control, we need to know about them as soon as they happen. This is important if you ever have noise complaints or something keeping you up at night in our home. - We want to know and fix it right then! This gives us the opportunity to make things better, and prohibits the few bad apples trying to get a free stay. We want you to be happy and the entire trip relaxing and stress free. We will promptly take care of any issues that you may have that are within our control.

Lost and found policy. Did you leave something behind? We want to help! We have contracted with our cleaning service to contact the guest, and return anything that may be of value. The charge for returning items ( that fit in a standard envelope) is $40.00. We DO NOT keep and will not return left over food, alcohol, or anything that is disposable. Always do a full property sweep before your check out time. Your door code expires promptly at check out time.

Early check ins/ late check outs. Please contact your host if you ever need early check in or check out and we will do our best to accommodate. There is sometimes and additional fee with this accommodation. Due to the cleaning companies schedule we can not always grant this request but please reach out to us and we will try to work with you regarding this matter.

ZERO Tolerance for parties or noise violations after quiet hour.

ZERO smoking allowed inside, if you smoke outside clean up your butts and pace them in the outside trash cans. A 50.00 fee will be charged for picking up smoking waste.

Please pick up after your pets. There is a scooper available on the lower patio and trash bags. Failure to clean up after your pets will result in a 125.00 fee to have a company come and clean up after your pet.

Respect the hot tub, no soaps/ lotions etc allowed in the hot tub, no glass bottles or glasses allowed. Please rinse off before entering the hot tub and put in one teaspoon of shock after use ( located in the basement by the shelves on fireplace ) Failure to follow rules will result in additional spa cleaning fees.
