My family had a nice stay overall and really enjoyed the large rooftop deck & provided beach chairs umbrella. However, there was construction going on next door during our entire stay, and the workers parked in our driveway everyday, usually four pickup trucks each day and twice blocked the driveway completely so we couldn’t get in or out. The home also didn’t feel as clean as expected; we even found a used Band-Aid hanging from a decoration in the children’s bunk room. It’s a great location and layout, but guests should be aware of the ongoing construction next door. I’d also recommend that management increase cleanliness standards to ensure a more comfortable experience for future guests!

We had a great stay! The house was clean and comfortable, and the rooftop had a beautiful view, perfect for relaxing in the evenings. It was also in a great location, just a short drive to lots of nice restaurants and shops and a very short walk to the private beach. Would definitely stay here again!

Rating Details: The property manager was adequately helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Our group of 14 fit well in this property and the proximity to the Beach was close and as advertised by the advertisement. Unfortunately, there were several areas where the Blue Swell management group underperformed. There were several minor to medium inconveniences and the company always received our questions/concerns, but did NOT communicate well as to whether or when they would address our concerns. Indeed, while this is minor, the pool lights did not work the entire trip.

No complaints on check in and kitchen. The goodie bag was a great touch/thought however the snacks were expired. Upon arrival, everything looked clean. During our stay, it was evident there is a pest problem. Additionally, we didn’t really have any cleaning supplies to use during our stay and the vacuum barely worked. The layout is nice, however with little toddlers that can open doors, the main level did not have a way to lock the front doors from the inside. That was problematic for us. The location and views were fantastic. Nobody came to clean the pool during our stay, which was a bummer. When we did have issues, maintenance responded quickly. Had the property been a bit cleaner, pest free and had someone came to clean the pool I would've given a higher rating.

When we arrived to the property it was very run down, dirty, bugs on the floor, pool was dirty, chandelier had just fallen out of the ceiling in the dining room, and there were several maintenance issues going on located on the exterior. I would suggest this host to anyone as he is refusing to return our money. He walked in and knew it was dirty. Our feet with no shoes in the living area had dirt all over them. This house need to be given some major love prior to being rented out in this price range.

The stay overall was good, but there were no instructions on how to work the TV and a number of things needed to be fixed while we were there. The beach and pool were great, and we had a great time.

Memorial Week Family Trip

Great house for a large family trip! Plenty of bedrooms and spacious dining area for entertaining. It was so nice to have our own pool and to be steps away from the sand. We enjoyed dinners and sunset cocktails on the roof. There are a ton of stairs- so just keep that in mind when travelling with older adults. We were walking distance to goatfeathers seafood market and bought fresh seafood for dinner each night. We will definitely be back. Only complaint was some minor cleaning oversights in the bedrooms but nothing to deter us from coming back!

Fabulous View!

Overall, I recommend this vacation rental. Reviewer Comments: We thoroughly enjoyed our week at “Above it All”. The private beach access was wonderful. The location (about halfway between the town centers of Rosemary Beach and Seaside) was ideal. The views were fabulous from the main living area and the rooftop patio. We could walk to excellent coffee and ice cream. Management was very responsive to minor issues - even on New Year’s Day! Our only warning is for families with elderly grandparents. Those steep stairs to and from the main house were very scary after a few cocktails. Maybe let the teenagers stay in the separate quarters on the 1st floor. Overall, still loved it!

Beach Get Away

Overall, the trip was great! The house was very nice but did have a lot of stairs. The basement apartment was separate from the main part of the house and one of the bed rooms in the basement did not cool well. Other than that, the house was great! We would stay there again.

False advertisement

The property itself was great for a large group EXCEPT for the advertisement that this includes BEACH ACCESS. Technically, it allows you beach access, but only to the neighbors' beachfront property/beach. They are not willing to let you use THEIR beach. After a very lengthy conversation with the neighbor, she allowed us to use HER beach - a small corner for the 15 of us (5 young grandchildren and 10 adults). Granted this is within her right, but the false advertisement by property listing is deceitful. Additionally we were subjected to about 90 minutes of the neighbor's monologue describing the legal situation regarding the beach and were showed a binder of her legal dealings with the county of Walton. I wish I was making this up, but we were even showed an official survey report the second day of our stay. Bottom line -- the listing is not as advertised. Expect to walk to the public beach if you are staying here - a 7 minute walk without beach gear. We were told by the neighbor that this property owner/management are well aware of this situation. This is reflected in our rating of the property.

SO close to beach access

Overall, I recommend this vacation rental. Reviewer Comments: The house was great for our extended family of 10 adults and 8 children ... plenty of bed space. It was challenging to go up and down so many stairs, but we made it work. I might suggest offering at least one baby gate (I have one in my home that detaches easily if not needed) for safety. The pool wasn't used (October) but if not for the extra charge for heating it, we would have enjoyed it. Also you might change the pool lights at night to something other than red ... looked odd. Easy access to the beach which was great, but designated chairs on the sand (like the two adjacent houses had) would have been great. Most of us flew in and couldn't bring beach equipment (although available for rent nearby). The large kitchen table held us all, but there wasn't much prep area without an island. Might need a larger sectional sofa to accommodate the number of people that the house holds. Just a few suggestions, as overall the house suited the needs of 18.

A great stay with just a few small inconveniences

Overall, I recommend this vacation rental. Reviewer Comments: Overall, the property is perfectly situated with direct beach access and plenty of parking. The bedrooms were all comfortable and spacious. The living and dining area were both excellent for our family. The private pool was a good size and an excellent amenity to the property. The rooftop area was fantastic with an amazing view; great for enjoying time with family at the end of the day. There were only a few *minor* inconveniences that we ran into.First, the In-Law Suite on the ground floor is not accessible from anywhere inside the house. You have to exit the front door on the second floor, then walk down the stairs and walk to the side of the house to enter the suite. A staircase inside the house would be ideal.Next, the primary kitchen could benefit from more countertop space. Without that (perhaps with an island), food prep for a large family of 8 adults and 7 children is somewhat challenging. However, the dining table is more than adequate.The placement of the refrigerator prevents the freezer door from being completely opened - it hits the wall and can only open halfway. Also, both the refrigerator and dishwasher show signs of wear/age and that they may need to be replaced soon. General food storage options in the kitchen were extremely limited. More open storage options (empty cabinets, etc) would be a great addition.Again, these really proved to be minor inconveniences rather than issues and in no way made our stay any less enjoyable than it was.
