POOL CLOSED for maintenance (Expected to open first week of June)

Fully equipped kitchen, and a balcony overlooking the city. With a king bedroom, a queen/twin bunk room, and two sofa beds, this space comfortably sleeps up to seven guests. Please note that building amenities are managed by the apartment complex and may occasionally be unavailable due to maintenance or seasonal closures, and no refunds or discounts will be provided if they are temporarily unavailable.

This 1BR / 1BA corner condo + bunk area blends mid-century modern design with comfort. Pictures don’t do it justice you have to see it to appreciate the natural light, curated details, and thoughtfully designed layout, from the spacious suite to the modern kitchen.

Centrally located, it’s minutes to Midtown dining and nightlife, Vanderbilt University, Broadway / Downtown, The Gulch, 12 South, and more. Upscale Amenities include a modern seasonal pool, fitness center, and a gated parking garage for added convenience.

LOCAL RESERVATIONS MAY BE RESTRICTED. Reservations from guests residing in the local area may be subject to additional verification and approval at our discretion. Any attempt to circumvent this policy may result in cancellation and associated penalties in accordance with Airbnb’s policy.

NO AIRBNB HOSTS OR OTHER SHORT-TERM RENTAL HOSTS ARE ALLOWED. We do not accept bookings from other Airbnb or STR hosts. Attempts to misrepresent booking intent may result in cancellation in accordance with Airbnb policy.

Tampering with any devices, smart devices, security equipment, or monitoring systems is strictly prohibited. This includes unplugging, disabling, covering, removing, or altering any device. Such actions may result in penalties, cancellation, and associated charges in accordance with Airbnb policy and building security requirements.

If any smart device or security device is removed, disabled, or damaged, additional fees may apply to cover replacement, reinstallation, and security-related costs.

2.) Early Check-Ins:
Early check-ins are not guaranteed. Airbnb allows you to select a preferred check-in time; however, approval for check-ins before 4pm is solely at the host’s discretion.

An accepted booking does not imply early check-in approval. You must message us to request early check-in.

3.) Late Checkouts:
Late checkouts must be approved by the management team.

If you stay past your 10am checkout time without approval, a $50 late checkout fee may be applied. Please note that your access code will automatically deactivate 15 minutes after your scheduled checkout time.

If a late checkout is deemed egregious, you may be charged one (1) full day’s base rate for the listing. This charge does not grant possession of the property, and you are still required to vacate immediately.

4.) Packages:
Guests may not order mail or packages to this location for privacy and security reasons. Any deliveries sent to this address will be rejected by the leasing office. We are not responsible for rejected or missing packages.

5.) Leasing Office:
DO NOT enter the leasing office or communicate with property management staff for any reason.

All guest communication must take place through the Airbnb platform. Any violation of this policy may result in cancellation in accordance with Airbnb policy.

If lease violations occur (including but not limited to smoking, noise complaints, or trash issues), associated fines may be passed on to the guest, including charges up to $500.

6.) Maintenance:
Maintenance requests are handled by the property management team. We ask that guests remain patient and understanding.

Non-emergency items (including blinds, curtains, and lightbulbs) are addressed after emergency maintenance requests and according to the maintenance team’s availability.

7.) Keys / Parking Pass:
If a key or key fob is lost, not returned, or damaged, the following fees may apply:

$50 for a new key
$125 for a new key fob

Lost or unreturned parking passes are subject to a $250 replacement fee.

8.) Parties & Guest Count:
The property enforces a strict no-parties and no-noise policy for all residents and guests.

Unauthorized gatherings, parties, property damage, or exceeding the approved guest count may result in a $750 fine, cancellation, and additional charges in accordance with Airbnb policy.

Each guest above the maximum allowed occupancy will be charged $50 per person, per night.

9.) No Pets Allowed:
Unauthorized Pets: Pets are strictly prohibited. Guests who bring an unauthorized pet to the property will be charged a minimum $250 unauthorized pet fee. Additional fees may be assessed based on the length of stay, as well as any required extra cleaning, damages, or other related costs. We have guests with severe animal allergies and require advance notice for their safety. Unauthorized animals will result in additional cleaning fees and possible cancellation.

10.) No Smoking Policy:
Smoking is strictly prohibited inside the unit, on balconies, and in all common areas.

Evidence of smoking may result in additional cleaning charges, fines, and possible cancellation in accordance with Airbnb policy.

11.) Cleaning:
This is not a hotel. If excessive mess is left behind, including unwashed dishes, additional cleaning charges may apply.

Any situation where the home is not treated respectfully and requires extra cleaning may result in added fees.

Optional housekeeping services may be available during your stay at a discounted rate. Please message us to request availability.

12.) Extra Towels / Linens:
Our housekeeping team services multiple units within limited timeframes. Clean towels or linens may be left drying in the dryer. If you do not see enough linens upon arrival, please check the dryer.

13.) Agreement:
By booking this unit, you acknowledge that you have read, understood, and agreed to all house rules and associated policies.
