You may also meet Sheriff, our friendly outdoor cat who patrols the property like the tiny cowboy mayor he believes he is. He’s very social, family-friendly, and quickly becomes a guest favorite! Therefore, pets are not allowed.

HOUSE RULES:
PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein.

VERIFICATION: Bookings are protected by TRUVI. After confirmation, guests must complete identity verification (takes less than a minute) before arrival. Check-in details will be shared after this step. Guests may also need to agree to House Rules or Terms & Conditions.

CHECK-IN FORM: Before check-in instructions, guests must fill out a form via our link to help coordinate our ground team.

[General]
1. NO EXTRA GUESTS. No additional guests are allowed to ENTER the property at any time without approval. You must get approval if you wish to have any visitors that are not on the reservation. Failure to follow this rule will result in immediate cancellation without refund.

2. EARLY CHECK-IN OR LATE CHECK-OUT:
Check-in is after 3PM. Check-out is by 11AM. Unauthorized late checkout can result in "late checkout fees" up to one full night charge. Requests for early check-in and late check-out are not always guaranteed, and subject to additional fees.

3. PETS:
We understand that you may love to travel with your pets but we unfortunately do NOT allow pets on the property and this is closely monitoring at check-in.

IMPORTANT NOTE: Service animals and emotional support animals must be walked on a leash and are NOT allowed in the shared backyard space. There is a designated side yard available for their use. Please note that no pets or animals of any kind are permitted in the shared backyard.

4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. Any and all smoking should be kept outdoors at least 25 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.

5. QUIET HOURS: Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 7am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after may result in cancellation of your reservation without refund.

6. Keep doors closed AT ALL TIMES. There are many creatures around, including scorpions, mice, and rats that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed.

7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law.

8. No special events such as parties or weddings are allowed without prior written approval.

9. Guests shall allow access to property management vendors or workers during their stay for landscaping, hot tub maintenance, trash removal, any necessary repairs and inspection of premises. We will have hot tub serviced before and after your stay.

10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout.

11. No glass is allowed near the spa area. All food and drinks must be served in plastic containers and dishes.

12. POOL:
This is a SHARED SPACE with POOL HOURS (8 AM to 10 PM).

There is no lifeguard on duty. All guests swim at their own risk and assume full responsibility for themselves, their children, and any approved guests or invitees using the pool. The hosts, homeowners, agents, property managers, and successors are not responsible for injuries, accidents, or claims resulting from pool use.

Guests must follow these safety rules:

• No diving
• No glass containers in or around the pool area
• No intoxicated persons may use the pool
• Do not use the pool alone
• Children under 12 must be accompanied and actively supervised by an adult at all times
• Shower or rinse your feet before entering the pool
• No drinks in the pool or spa

Any spill, substance, or contamination requiring additional cleaning, chemical balancing, or a pool specialist will result in a USD 250 surcharge or more.

13. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :)

14. Illegal or abusive use of the internet is strictly prohibited. Please note the area is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

15. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy.

16. Please note that surveillance recording is in place on the property. Security cameras are located only on the exterior of the home and monitor the outside areas exclusively. One camera overlooks the backyard, including the patio and pool. There are no cameras inside the home.

17. PARKING: Only a maximum of 3 cars is allowed to park in the driveway.

18. Please be respectful of the space. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.

19. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control.

Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
