Quiet Hours & Noise Monitoring
This property is located in a peaceful, residential neighborhood. In accordance with local municipal codes, quiet hours are strictly enforced from 10:00 PM to 8:00 AM. To protect the home and ensure neighborhood peace, the property is equipped with an exterior Minut noise decibel monitor located in the backyard. This device does not record audio or conversations; it only measures volume levels (decibels).

Visitor & Event Policy
Parties, commercial events, and unauthorized gatherings are strictly prohibited. The maximum occupancy of this home is limited to the number of guests explicitly listed on your reservation. Any visitors not included in the booking must leave the property by 10:00 PM.

Violation Fees & Cost Recovery
If a sustained noise violation occurs or an unauthorized event takes place, guests will be given one warning via the platform app to lower the volume. Continued non-compliance will result in the immediate cancellation of the remaining reservation without a refund. Guests will be held financially responsible for the exact dollar amount of any resulting damages, including:
- Local municipal noise citation fines issued to the property (typically up to $1,000 per violation).
- Private security dispatch fees ($150–$300) if a team must be sent to clear the property.
- Actual repair or extra cleaning costs documented by third-party vendors.

Important Details to Note
- Check-In/Out: Check-in is at 4:00 PM; check-out is at 10:00 AM.
- Pool Heating: The heater keeps the pool at 82 degrees. Please note that if ambient air temperatures drop below 40 degrees, the heater may struggle to maintain the full 82-degree benchmark.
- Safety: Security cameras are located on the exterior front and sides of the house, no cameras are in the back yard or near the pool.
- Safety: For guest awareness, the pool area does not have a perimeter fence. The entire back yard is fenced.
- No Smoking Policy: Smoking or vaping of any kind is strictly prohibited.
- Age Requirement: Primary guest must be at least 28 years old to book.

City of Phoenix Compliance
This property cannot be used for purposes identified in the City of Phoenix Ordinance Section 10-195(c). The City of Phoenix short-term registration number for this property is STR:2026:002177.

SWIMMING POOL SAFETY ACKNOWLEDGEMENT & RELEASE:
1. Supervision is key to preventing drowning accidents: never leave children unsupervised in the pool or in the pool vicinity - not even for a second!
2. Always watch children around the pool. Do not rely on barriers to keep children from reaching the pool. No barrier is childproof. Barriers only slow a child`s access to the pool.
3. In case of an emergency: act immediately.
4. Shout for help.
5. Pull the child out of the water.
6. Stay with the child and dial 911 for help.
7. Check the airway and breathing. If needed, start CPR immediately (if you are trained)
Airbnb has a strict no party rule and state they will enforce this rule against groups of any size and will take action against both the guests and the owners which are typically reported by neighbors. Minimum age to rent is 28 - identification will be verified. All gatherings must be preapproved.

Our neighbors are wonderful and have been very accommodating to our renters. We want to make this a great experience for you and them. Please refrain from loud laughter, music, yelling after 10pm or before 8am.
