Relaxation in harmony with nature is guaranteed.<br><br> Details:<br> The entire 87 sq m holiday home is yours to enjoy; you won't have to worry about neighbors or disturbances from nearby terraces. From the spacious terrace with sun loungers and a dining table, you can enjoy nature undisturbed and truly unwind!<br> The house has two bedrooms on the upper level, each with its own bathroom with shower. Between them is the studio ("artist's studio") with an additional sleeping option; a cot could also be added here. This room offers an inspiring workspace with views of the Tuscan countryside. A third bathroom is located on the lower level and is accessible from the outside. The upper level has its own separate entrance, and a staircase leads from the studio down to the living room. The terrace, accessible from both the living room and the kitchen, offers fantastic views of the Tuscan hills stretching to the Apennines and the Apuan Alps. From the terrace, you have a direct view of the Teatro del Silenzio, where the famous singer Andrea Bocelli performs his concerts once a year in his hometown.<br> From the living room you enter the dining room with kitchen. The kitchen is fully equipped for 6 people, with good dishes and complete kitchen equipment (stove, oven, refrigerator, Italian coffee machine, kettle, immersion blender, mixer, etc.).<br><br> The entire stone house was completely renovated in 2022/2023. It is newly and luxuriously furnished with many stylish details, including quality mattresses, a designer sofa, and elegant bathrooms, each equipped with a hairdryer and premium towels. Soaps and dishwashing liquids are provided and are eco-friendly. All electrical outlets are EU standard. Everything is designed to ensure your comfort and allow you to fully enjoy your holiday.<br><br> The house is equipped with air conditioning and heating. Energy and hot water are supplied by an environmentally friendly heat pump. All domestic wastewater and sewage from the house is treated and reused for agricultural irrigation.<br><br> Location:<br> The holiday home is in a secluded location, surrounded by our vineyard and olive grove. The forest begins behind the property. The small village of Orciatico is within sight and can be reached on foot in 3 minutes; it is romantically lit in the evenings.<br> The village has a nice, typical Italian bar and an ATM. For shopping, the neighboring town of Lajatico (10 minutes by car) offers two grocery stores/supermarkets, a bakery, a butcher, and a weekly market with local fish. Numerous restaurants can be found in the surrounding area.<br><br> Park:<br> There is a free parking area for cars in front of the house. This is shared with the owners who live in the house next door.<br><br> ACTIVITIES<br><br> Orciatico<br> The village of Orciatico has retained its medieval appearance. The origins of the town date back to a 12th-century castle.<br><br> Lajatico<br> In just over 10 minutes (by car) you can reach the neighboring town of Lajatico, the birthplace of the famous singer Andrea Bocelli. Here you will find several shops, restaurants, and two cafes.<br><br> VICINITY<br> Capraleccia is nestled in a natural paradise. From the front door, you can set off on short walks or longer hikes in the forest and surrounding area. You can spend hours discovering the Mediterranean flora and fauna.<br><br> Attractions such as an old windmill or the medieval castle ruins "La Rocca di Pietracassa" are in the immediate vicinity. Legend has it that the Holy Madonna even left her footprints on a mossy stone by the stream in the forest – the famous "tracce della Madonna".<br><br> SIGHTSEEING TOURS<br> Volterra, San Gimignano, San Miniato, and many other Tuscan towns are worthwhile destinations for day trips.
