Positioned on a prominent corner lot just one house back from the boardwalk, the home captures abundant white water views without the premium of a beachfront location. Thoughtfully arranged to provide a clean, comfortable, and stress-free stay, the bright and airy interior is filled with natural light and offers seamless access to outdoor living spaces.

OUTDOOR SPACES:
Outdoor living includes a front oceanview balcony with a dining table for four, a cushioned seating area, and a propane gas BBQ grill. The third-level rooftop deck offers an expansive space with three dining tables accommodating up to 12 guests, a market umbrella, two chaise lounges, and sweeping ocean views—ideal for entertaining and relaxing above the coastline.

LIVING, DINING, & KITCHEN:
The inviting living space features a leather sofa and loveseat set arranged around a TV with streaming and select live channels. Sliding glass doors open to the front oceanview balcony, allowing in coastal breezes and natural light. The adjacent dining area includes a table with seating for eight, creating a perfect setting for group meals and gatherings.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence, including all interior spaces, the front balcony, and the rooftop deck. The ground-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Extra Sleeping: Two twin trifold floor mats with extra linens and pillows are provided and are best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure availability and delivery prior to arrival.

Laundry: Shared coin-operated laundry facilities are located in the laundry room along the side walkway. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: Two single-carport spaces are provided—one suitable for compact to mid-size vehicles and one accommodating most vehicle sizes (78" H x 95.5" W). Additional neighborhood street parking is available (metered and non-metered).

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

NOTE: The third-level bonus room is accessed via both an exterior stairway from the front balcony and an interior stairway near the rear primary bedroom. As this space is not directly connected to the main living areas and provides access to the rooftop deck, parental discretion is advised when determining suitability for children or teens.
